Need help for rental property kitchen
We are purchasing a home in the Phoenix area to use as a rental, and this is the kitchen. Although it's lakefront (on a man-made channel, really), typical rents are $1050-$1100, although we're trying to get in the $1200 range because of the backyard (which I'll post elsewhere.) We don't want to spend a lot of money putting in granite or quartz counter tops and stainless steel appliances because we won't earn our money back. As you can see, it's in need of counter space and storage, and we thought perhaps a rolling island on the blank wall would help. The agent suggested we build an island, but as soon as you walk into the house, you see the water in the back, and a built-in island would obstruct the view. The dishwasher is white. The countertop is a nice laminate. The sink is ceramic, and above the sink (on the left) is a window. Any suggestions would be welcome.

I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. Comments (4)Hello Annken, What about buying a very long Bungalow style home 1930's style.. If you treat it like two wings of a stately home.. With one side each for both of you that meets in the middle for kitchen/dining etc.. Or would you both want completely separate living quarters?.. If the height wasn't too low you may be able to create some split level rooms with ramp style stairs.. Or if it's not a bungalow if it was big enough you could have split level flooring with low spiral stairs.. Think Guggenheim or the Berthold Lubetkin beautifully designed Penguin house at the zoo that also had "slides" for the penguins to enter the pool in style.. These two both have a similar "feel" aesthetically to them and very beautiful... They are both favourites of mine... but it seems to me to be a way of adapting the home to the use of your wheelchairs in a nice stylish and modern way.. Comments (11)This might sound a bit like being on the fence given the advice you've had already... How about a mid to dark grey ( less contrast than black), RAL 7022 is a favourite of mine (warmer grey), or look at a green grey, as something that will have the colour of the olive, with a good amount of contrast against the white render, (you won't have the warm rich colours of the brickwork as in the photos above (which the olive looks good against)). If you are painting the timber windows you would do well to look at microporous opaque stains to reduce your on-going maintenance. A benefit of aluclad composite windows is colour outside can be factory supplied different to the interior finish. Hope this might help. Regards, Nick...See More

8 years agoThis is the view from the back door, but it's what you see when you walk into the house, but obviously farther away. An island in the middle of the kitchen would obstruct the view. Having a small island on the wall wouldn't because of the placement of the window.

8 years agolast modified: 8 years agoI thought the large window was to the left, but if that's the area for a kitchen set, then certainly some type of island in the middle of the kitchen or next to the wall would help as extra prep space. Renters can move it based on their needs.

I had one similar in my small kitchen and frequently used it for prep space when I had a big meal going in the kitchen. If you're worried about damage to your floors, you could replace the casters with rubber if they're not already. Your view is beautiful!
