What do you think about the layout? Any recommendations?

Hi All,
I've just started an extension that has the attached plan as our starting point. What we are looking to achieve is an open plan kitchen and living area and enough space to include a downstairs toilet/shower and utility room.
Initial we had planned to use all of the space where the current kitchen is for the toilet/shower/utility area but felt that having a hallway to run straight through the house would be a better option. Otherwise, access would be through the sitting room or dining room (where there is an existing door). However, it feels like this would be wasted space in this area.
Note the design for the kitchen/living area can be changed slightly but I'd prefer to keep it on the same side where it is now. I think an island unit with a hob included would be great in which to be able to view the same tv that will be in front of the couch on the opposite wall. Would like to keep it open plan so that it's a common place for inviting guests and opening up onto the garden. Note - this project is in Ireland, so I'm not expecting lots of hot weather :) Additional information is that there are only two of us in the house at the moment.

Hi, in a narrower townhouse situation, it is wise to open up the hallway to the more traditional living and dining rooms given you are looking for more open concept design.

Wow, I really like this design and the rest of the house....really has a lovely flow to it and is very bright. My only concern with opening up the original living room to the hallway would be that the existing house is poorly insulated and would leave the front room cold during the winter.
I imagine the existing front room as a dynamic room in that the doors to the dining room can be closed, a stove fire turned on and it would be a quiet reading/relaxing zone in the house. Though I must admit...the above example provided is really tempting.

HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

Take out sofa, use beanbags and those blow up seats for their friends. Coloured rugs for tumbling and crawling on. Supersoft teddy bear blankets so they can curl up. Add in one of those soft blanket boxes for toy storage and so you have somewhere soft to perch when you are with them. Paper half way up the wall in the wall paper that kids can draw on, so they can decorate in whatever colour they like and you won't mind. A childs lift up desk, bookcase and some crazy lamps in weird colours. Then close the door, collapse on the sofa that you have moved, breathe a sigh of relief and thank your lucky stars that you have another room for the kids to go to. (Grab wine and pretend they aren't yours for half an hour! ;-) )

I highly recommend (for anything you are considering purchasing) you look at the on line review and comments. Do a search putting in the name of the chairs and then "reviews" and see what people who have purchased them say about them. Might save you from a bad purchase if the reviews are mainly negative.

Adding more detail to my earlier comment, I don't like that equal or even heavier page weight is given to questions a user may have regarding some photo and a brand new feature story. There is no separation between the "shop Houzz" and the so-and-so liked a picture or added it to an ideabook. I don't really care whether someone I don't know added a picture to their ideabook or asked a question about a photo but I would like to see the new stories that Houzz writers have done. Not many people have the time, energy or will to go through so much effort to find those new stories that have so many times given so much information to Houzzers. Please stop trying to fix things that aren't broken. All these changes are taking away the uniqueness of what we all loved about Houzz in the first place.
