Great job from The House Architects on our 1950s semi-detached house refurb, extending the house to the rear and the side. We were particularly impressed with the concept designs and options provided at the early stages of the project in order to tease out our vision. THA guided us through the planning process and the tender phase with contractors. During the construction, advise was always good on design choices and color schemes, etc.

We approached The House Architects as we wished to renovate our 1930's semi-detached in Sandymount. The house was cold and the back faced north and was notoriously dark and always chilly. It had had double glazing put in 30 years previously but the windows were ageing badly. There was also dampness coming on the north facing walls and the roof was not in great shape. We met up with Josh (John) initially and discussed what we wanted from the house - an extension at the back across the kitchen and dining room area that would be bright and allow easy access to the garden; a downstairs accessible bathroom; a warmer house; a better roof; new heating system, and redecoration. Through a couple of meetings, Josh, Vivienne and the team at The House Architects took all our ideas on board, and came back with a selection of innovative ideas and designs that perfectly fitted the brief. It included insulating the house, and a wonderful extension at the back that would flood the back of the house with light through large sliding/bifold windows, and roof windows. The House Architects made this process painless - it was refreshing to work with a professional team who interpreted our ideas into a terrific design with minimal distress. They made it clear that they wanted to provide us with the outcome that we wanted - which they did. The designs produced were 3D so we could see how the extension and development would look. The team then put the design out for tender with a number of builders, and arranged for us to meet with them in their central Dublin offices. Through The House Architects we decided on a builder who had worked with Josh and Vivienne previously, and who had read the brief in detail -so we knew that he would do a good job for us. Building work started soon after, and Josh and the builder had a chart outlining the timeline for the work, which was very accurate. We live abroad and the process was overseen by Josh through monthly site visits, and a WhatsApp group including ourselves and the builder. We were sent regular updates, and photographs, and the process was painless. On our visits to Dublin, Josh and his builder colleague would recommend different places we could go to source windows, tiles, kitchens, bathroom etc.. Josh, Vivienne and the team ensured that we were kept well informed throughout the process, and that the snagging list at the end of the process was dealt with in a professional and efficient manner. There were no unplanned financial surprises along the way - we knew what our financial outlay needed to be, based on the House Architects' assessment. We would highly recommend 'The House Architects'. The whole potentially stressful process of renovating the house while living abroad turned out to be an easy and joyful experience, thanks in no small way to their well organised and professiona approach.l

I'm delighted with the work to my house. Originally, I just wanted an old draughty extension to be redone. However, due to a change of circumstances, it turned into a much bigger job, involving a second extension, new roof, rewiring, under floor central heating, new windows, new bathrooms, whole house painted and lots of insulation. Throughout the process, Josh and his team were very adaptable, listened to what we wanted, came up with really great ideas and offered different options to choose from. The change in circumstances did not cause any issues, they just got on with it, updated the designs and went for planning permission. There was a tendering process for the work. I chose a very experienced local builder who had worked with Josh previously and who did an excellent job. The end result is like living in a new house. Highly recommend

We worked with Josh at The House Architects for a refurb/ extension in early 2020. From our initial meetings, through to design and implementation he was very helpful, gave us multiple options to consider and the result was complete transformation of our home with a beautiful, light-filled, modern extension.

Worked with Josh and his team on a full house renovation with big extension in Dublin 7. Excellent guidance in the planning phase, Josh was good at taking onboard my design suggestions and making them work without compromising the design of the of house. Planning obtained, I went with the self build approach with family help to save on cost!! Despite some basic queries on our part and a few internal layout changes mid-build, Ciaran and Josh always maintained a professional level of engagement, no change was a problem and provided guidance on any build details we struggled with. We worked with Josh and his team on a simple extension; from the start it was a pleasure to deal with Josh/Thais/Ciaran. Our brief was really listened to - the inclusion of a bike storage room that we didn't ask for but turns out we really needed. The lovely eye for detail when it came to positioning the window alongside the sliding doors. And their patience when we had a lot of decisions to make about the kitchen layout! TL;DR - Great design, good project management but disappointed with planning. I contacted Josh through houzz in January 2019, the initial design stage was exciting and enjoyable, Josh was easy to work with and very responsive on all issues. Our project was a downstairs renovation with a 38sqm single story rear extension therefore planning exempt. Construction began in November 2019 and we moved back into the house at the end of March 2020. We are very happy with the finished product and we will enjoy it for years to come. The reason for the 3 star review is that we had an issue with planning which required us having to file for retention permission. We feel that we could have avoided the extra cost and stress associated with this situation had we received appropriate advice.

Josh and Ciaran of The House Architects have been great to work with - very patient, approachable and thoughtful with my many questions and ideas, and no less so given my current project is a small one. From initial contact and discussion with John through successful planning permission and builders plans with Ciaran, the process has been smooth and communication timely. They will manage contractor tendering and oversight for the build phase and I have no doubts in trusting them to do so to my best interests. I'm looking forward to working with Josh and the rest of team at The House Architects on bigger projects in the future. I recommend The House Architects without reservation.

The biggest hurdle for me was deciding what to do, but getting it done – and done right – is another story. If you are building, then you need to ensure that the structure complies with good building practice and a whole raft of building regulations.

Josh and Alfonso have been excellent to work with in helping design our family home. From the initial stage Josh was willing to come view the site, we had regular zoom calls for the design process. We now have received planning permission which required a bit of extra work, Josh and Alfonso we able to understand what was wanted from the council and come through with a result.

Wonderful extension and modernisation of our 115 year old red brick house. Josh took the time to carefully listen to our requirements and preferences, both practically and aesthetically. The initial sketch up was excellent, and it was clear that our brief was well understood and enhanced by the vision/input of Josh and the team. The resulting plans, specification, tender process and build oversight proceeded without problem. The process from initial sketch-up, through detailed plans, build and completion was well executed - with excellent communication throughout. Our project is a relatively small redbrick house on a street in the older part of Dublin. The house was built in 1908 and is typical of the Edwardian era. It was purchased by my parents in the 60s and relatively well kept, but needed a serious refurbishment and redesign of the functional areas. Josh and Vivienne responded quickly to my posting on the Houzz website, and we have established a very good relation, although it has been completely virtual due to the current situation. While construction has not yet begun, I am very pleased with the enthusiasm and support of Josh and his excellent team in helping me crystallize a vision for the renewal, and in a series of meetings, they have come up with an excellent proposal. Apart from their obvious experience in this type of building, they provided great ideas on modernizing the house. They did not charge any upfront fee, and their commission structure is very reasonable, charging a previously fixed amount only as the project progresses. I also like that they solicit competitive bids from five contractors for the construction phase. This ensures arms-length dealing in the actual building and no conflict of interest.

Design of residential extension and renovation to period property, preparing tender package etc. We found Josh and Ciaran brilliant from day 1. After meting them on site I got the impression that they really understood what we wanted to achieve on the project and they really delivered. We met them at their offices to run though different schemes and even though we had a very definitive vision of what we wanted they found clever ways to improve on that.

Josh designed an extension for our 3 bed semi-D in Dublin 9. The job also involved significant renovation, including a change to the layout of existing ground floor rooms. Aside from the providing a design which we are delighted with, Josh provided expert project management and invaluable support on every aspect of the process. Josh and Viv redesigned and adapted our house creating a lovely home that perfectly meets our family's needs and lifestyle. The House Architects really listened to our brief which was 'create a wheelchair adapted, open plan family home'. My wife and I decided to use 'The House Architects' after thoroughly researching their work and visiting with a short list of other highly capable architects. We knew what we wanted though were amazed of the extra value that Josh and his team brought to the project in expanding our Seaside cottage into a warm, comfortable home for all the family. We hired The House Architects to design and project manage the extension to our house and renovation of the existing house. The design for the extension exceeded our expectations, creating a fantastic space which is now the core of family life. Given the size of the project there were many issues to solve along the way. Particularly towards the end of the project, there were probably issues where we would have let the builder cut corners, but it was great to have Josh there to hold the line and ensure the project was completed to specification.
