An outdoor kitchen and bathroom addition with a great use of colorful tiles, high-end appliances, and quality craftsmanship.

This passive solar addition transformed this nondescript ranch house into an energy efficient, sunlit, passive solar home. The addition to the rear of the building was constructed of compressed earth blocks. These massive blocks were made on the site with the earth from the excavation. With the addition of foam insulation on the exterior, the wall becomes a thermal battery, allowing winter sun to heat the blocks during the day and release that heat at night.
The house was built with only non toxic or natural
materials. Heat and hot water are provided by a 94% efficient gas boiler which warms the radiant floor. A new wood fireplace is an 80% efficient, low emission unit. With Energy Star appliances and LED lighting, the energy consumption of this home is very low. The addition of infrastructure for future photovoltaic panels and solar hot water will allow energy consumption to approach zero.
NOIA Interiors
A warm feeling, a connexion with nature and a sense of tranquility and relaxation, these were the guidelines, which our client gave us at the beginning of the interior design project in order to remodel the bathroom to better suit his needs.
We choose to decorate the walls with gray textured ceramics, construct a green wall, to free more space by replacing the bathtub with the shower cabin and to complete the final look by adding warm accents made of wood.
Lee Kartis Home Design
Built in 1998, the 2,800 sq ft house was lacking the charm and amenities that the location justified. The idea was to give it a "Hawaiiana" plantation feel.
Exterior renovations include staining the tile roof and exposing the rafters by removing the stucco soffits and adding brackets.
Smooth stucco combined with wood siding, expanded rear Lanais, a sweeping spiral staircase, detailed columns, balustrade, all new doors, windows and shutters help achieve the desired effect.
On the pool level, reclaiming crawl space added 317 sq ft. for an additional bedroom suite, and a new pool bathroom was added.
On the main level vaulted ceilings opened up the great room, kitchen, and master suite. Two small bedrooms were combined into a fourth suite and an office was added. Traditional built-in cabinetry and moldings complete the look.

Making over a space into something completely different does not always mean starting with a blank slate. In this powder bath, we left the existing cream trim and cabinets, but reinterpreted the space to create drama. It started with adding delicately patterned black walls, and then using the former dining room chandelier to bring sparkle. We finished the ornate mirror in gold, keeping with the theme of the Asian Beauty redecorating project throughout the home. The space is rich in materials with stone flooring, granite and crystal. What makes this room so fun is that everything in it was existing in the home already. All it needed was a little wall paper and imagination.
