Magnolia Gardens is a new modern residence designed by Rhodes Architecture Light for a site in this northwest Seattle neighborhood. The design utilized the foundations of an existing house built in 1954. Any comparison between the new and old structures ends there. The house was commissioned by a local developer as a speculative residence and sold immediately upon completion in the fall of 2006. Taking advantage of a beautiful southwestern view of Elliott Bay and the West Seattle peninsula, Magnolia Gardens orients four bedrooms and bathrooms to gardens, terraces, and water views. The house's dynamic modern form opens through a glass atrium on the north and glass curtain walls on the northwest and southwest. This residence was developed by Highland Development and resulted from the collaboration of Rhodes Architecture Light, and the professional lighting design of LightWire and built by Island Construction.

Contemporary Snaidero CODE kitchen with a mid century modern vibe. The light front cabinets (in Feather Grey melamine), combined with the chrome hardware and the light grey Caesarstone cemento countertops on both wall sides of the kitchen, are contrasted by darker grey island (Beton Oak melamine) and black Doomos Dekton countertop on the island. Museum wood flooring and the very modern style light fixture above the long island, complete the look. Stainless steel Mieel range and hood paneled appliances and open shelving to store dishes, other kitchenware and art are a perfect combination. White subway tile for backsplash and while museum grade wall painting.

This 1950's home was chopped up with the segmented rooms of the period. The front of the house had two living spaces, separated by a wall with a door opening, and the long-skinny hearth area was difficult to arrange. The kitchen had been remodeled at some point, but was still dated. The homeowners wanted more space, more light, and more MODERN. So we delivered. We knocked out the walls and added a beam to open up the three spaces. Luxury vinyl tile in a warm, matte black set the base for the space, with light grey walls and a mid-grey ceiling. The fireplace was totally revamped and clad in cut-face black stone. Cabinetry and built-ins in clear-coated maple add the mid-century vibe, as does the furnishings. And the geometric backsplash was the starting inspiration for everything. We'll let you just peruse the photos, with before photos at the end, to see just how dramatic the results were!

March 2020 marked the launch of LIVDEN, a curated line of innovative decorative tiles made from 60-100% recycled materials. In the months leading up to our launch, we were approached by Palm Springs design firm, Juniper House, for a collaboration on one of the featured homes of 2020 Modernism Week, the Mesa Modern. The LUNA series in the Medallion color on 12x12 Crystallized Terrazzo tile was featured as the main kitchen's backsplash. The LUNA was paired with matte black cabinetry, brass hardware, and custom mid-century lighting installations. The main kitchen was packed with color, texture and modern design elements.
