Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. Updating of this Venice Beach bungalow home was a real treat. Timing was everything here since it was supposed to go on the market in 30day. (It took us 35days in total for a complete remodel). The corner lot has a great front "beach bum" deck that was completely refinished and fenced for semi-private feel. The entire house received a good refreshing paint including a new accent wall in the living room. The kitchen was completely redo in a Modern vibe meets classical farmhouse with the labyrinth backsplash and reclaimed wood floating shelves. Notice also the rugged concrete look quartz countertop. A small new powder room was created from an old closet space, funky street art walls tiles and the gold fixtures with a blue vanity once again are a perfect example of modern meets farmhouse.

Un bureau, une cuisine d’été, une salle de jeux et une terrasse ont été créées en rez-de jardin ; au rdc une véranda a été créée dans le prolongement de la cuisine avec balcon et escalier donnant sur le jardin. La rénovation du salon, chambre parentale, cuisine et sdb a été pensée dans un style contemporain, donnant à cette maison une deuxième vie

Under construction in Laguna Beach: a 1,300 sqft deck remodel. Our clients have added projects on top of the original scope of work, and we can’t blame them! This build is going to look awesome once completed. Building a deck out of Ipe is not easy. Not only do we have create the grooves for the clips, but each cut and routed groove needs sealer before it’s installed. Our clients wanted to use 6-inch boards. In order for us to not have any cupping on the ends, we did not want to a groove to go all the way through, so instead we put our grooves only where the clips will go in. Why Ipe? It's an exotic hardwood that is naturally resistant to rot and decay, is 8 times harder than California Redwood, and is guaranteed for 20 years without preservatives. It's also one of the most flame-resistant decking materials.

I've been building decks for years. I will tell you that they add something to quality of life that words will not convey. A deck doesn't have to be fancy. It should be the right placement, the right size, and have some special touch, something. If the budget is super tight, that 'something' may just be the apparent touch of professionalism. If there is a little room in the budget, that 'something' could be these built-in benches, providing a simple and beautiful resolution to seating and railings. Contemporary Wood Railing Terrace Ideas and Designs

There’s nothing quite like an outdoor space with a view and if you’re elevated up high then there’s more chance of getting that view. Even if you’re not blessed with a natural view from your home, an elevated space outdoors will at least give you the chance to survey the land in front of you; whether that’s a few square metres or whole acres! A terrace is one way of achieving this as it gives you the flat surface of a patio but elevated; either on a flat roof, as decking in your garden, or extending out from your house at ground level or higher. Whether a contemporary terrace is your only outside space and you want it to function as a garden or you’ll be using it as a dining or seating area, there are all sorts of contemporary design ideas, furniture, plants and accessory options to think about.

How do I decorate or design a contemporary roof garden?

UK homeowners are resourceful when it comes to outside space and will make the most of anything they can get their hands on, so it’s no wonder that in urban areas and cities we look to the roof for a place to get some rays. A contemporary roof terrace can work in just the same way as a decking area, but you just may need a few extra elements to make it more comfortable – a way of shading an area from the sun, perhaps a parasol or sun shade, a touch of green to break up the stark nature of a roof, and a drainage system that will stop rain water collecting in colder months. If you want to create a whole garden on your roof you’ll be a little more restricted than when on ground level. Plants may have to remain potted, but you can find companies that design and install green roofs – systems that allow plants to be planted into the roof surface. However, green roofs can be costly and tricky to install, so stick to pots and raised flower beds if you want to stay on the safe side. Loungers, deck chairs and rattan chairs are great pieces of roof garden furniture as they’re portable and can be moved around your rooftop garden easily; perfect for sun chasers. However, if you want to create a larger sense of space for your roof terrace design, think about built-in benches or seating around the sides or a corner of your roof garden.

What to consider when designing garden decking

A decked garden area may look simple once finished, but there are so many factors to consider when it comes to putting together decking ideas. You’ll need to think about the materials you want to use, the balustrades or railings you might choose, whether you will have a raised deck and decking steps, and whether you want decking lights.

Which decking material is best?

Composite decking is a popular choice for outdoor deck material because it offers a combination of practicality and style. The boards are made of wood and plastic fibres so that the classic wooden look is kept but the plastic fibres mean they will be much more durable and easier to maintain than traditional hardwood. If you can’t resist the natural look and feel of hardwood decking boards, then yellow balau, iroko and ipe decking are suitable outdoor boards that will give you the classic feel of a traditional wooden deck. Remember, with hardwood decking you will regularly need to treat the wood to keep it clean, waterproofed and to maintain the colour. As wood is usually more of an investment than composite or plastic decking, it’s a good idea to speak to decking specialists or timber merchants because they will be able to advise you on the best wood for your design and how best to treat it. You may find that different decking materials are better to suited to different types of terraces; whether that’s on a roof, in the garden or on a balcony.
