The renovation of the Victorian terrace house has created a modern and spacious home.
The basement staircase has been repositioned, creating a double height space at the centre of the home to draw light throughout the property.

Beautiful staircase with a simple black metal railing. Underneath the stairs, there is built-in wooden cabinetry with large gold handles, adding a touch of elegance.

The main staircase was repositioned and redesigned to improve flow and to sit more comfortable with the building’s muted classical aesthetic. Similarly, new panelled and arched door and window linings were designed to accord with the original arched openings of the coach house.

The hardwood flooring is custom made, 5/8" x 3,5,7" plank. Wirebrush rustic white oak with a custom bevel, stain and finish. Stair treads are solid white oak with paint grade risers to match the floors.

Looking from the living room to the kitchen, this contemporary kitchen set under the second floor or an open loft is roomy and beautiful. Combination dining room, entertaining area and high end kitchen. Viking appliances, Caesarstone counters, glass mosaic backsplash all combine for a unique design. Stepped wall cabinets are lined up perfectly with the stairs for a clean, linear flow in the view to the kitchen

Expanded pantry into the basement stairway. Installed shelves provide space for storage of drygoods.

The old basement was a warren of random rooms with low bulkheads crisscrossing the space. A laundry room was awkwardly located right off the family room and blocked light from one of the windows. We reconfigured/resized the ductwork to minimize the impact on ceiling heights and relocated the laundry in order to expand the family room and allow space for a kid's art corner. The natural wood slat wall keeps the stairway feeling open and is a real statement piece; additional space was captured under the stairs for storage cubbies to keep clutter at bay.

Located in an enviable position within arm’s reach of a beach pier, the refurbishment of Coastal Beach House references the home’s coastal context and pays homage to it’s mid-century bones. “Our client’s brief sought to rejuvenate the double storey residence, whilst maintaining the existing building footprint”, explains Sarah Cosentino, director of Studio Esteta.
As the orientation of the original dwelling already maximized the coastal aspect, the client engaged Studio Esteta to tailor the spatial arrangement to better accommodate their love for entertaining with minor modifications.
“In response, our design seeks to be in synergy with the mid-century character that presented, emphasizing its stylistic significance to create a light-filled, serene and relaxed interior that feels wholly connected to the adjacent bay”, Sarah explains.
The client’s deep appreciation of the mid-century design aesthetic also called for original details to be preserved or used as reference points in the refurbishment. Items such as the unique wall hooks were repurposed and a light, tactile palette of natural materials was adopted. The neutral backdrop allowed space for the client’s extensive collection of art and ceramics and avoided distracting from the coastal views.

Now you see it, now you don't....
Hidden hinges and the perfect geometry allow client to easily access critically needed crawl space storage while comfortably standing on the landing of the stairs
