Already a beauty, this classic Edwardian had a few open opportunities for transformation when we came along. Our clients had a vision of what they wanted for their space and we were able to bring it all to life. First up - transform the ignored Powder Bathroom into a showstopper. In collaboration with decorative artists, we created a dramatic and moody moment while incorporating the home's traditional elements and mixing in contemporary silhouettes. Next on the list, we reimagined a sitting room off the heart of the home to a more functional, comfortable, and inviting space. The result was a handsome Den with custom built-in bookcases to showcase family photos and signature reading as well three times the seating capacity than before. Now our clients have a space comfortable enough to watch football and classy enough to host a whiskey tasting. We rounded out this project with a bit of sprucing in the Foyer and Stairway. A favorite being the alluring bordeaux bench fitted just right to fit in a niche by the stairs. Perfect place to perch and admire our client's captivating art collection.

The large bathroom has a double-ended orange clawfoot tub in the center of the room, with a skylight above for stargazing. The vintage chaise longue is recovered in hand-printed fabric by Kathryn M Ireland. The grey double vanity was sourced through Houzz.com, with George Kovacs sconces from Lumens, and mid-century art from Andy Warhol and Keith Haring, interspersed with mounted antlers to keep the desert theme alive. There is a trend in Seattle to make better use of the space you already have and we have worked on a number of projects in recent years where owners are capturing their existing unfinished basements and turning them into modern, warm space that is a true addition to their home. The owners of this home in Ballard wanted to transform their partly finished basement and garage into fully finished and often used space in their home. To begin we looked at moving the narrow and steep existing stairway to a grand new stair in the center of the home, using an unused space in the existing piano room. The basement was fully finished to create a new master bedroom retreat for the owners with a walk-in closet. The bathroom and laundry room were both updated with new finishes and fixtures. Small spaces were carved out for an office cubby room for her and a music studio space for him. Then the former garage was transformed into a light filled flex space for family projects. We installed Evoke LVT flooring throughout the lower level so this space feels warm yet will hold up to everyday life for this creative family. Model Remodel was the general contractor on this remodel project and made the planning and construction of this project run smoothly, as always. This 1910 West Highlands home was so compartmentalized that you couldn't help to notice you were constantly entering a new room every 8-10 feet. There was also a 500 SF addition put on the back of the home to accommodate a living room, 3/4 bath, laundry room and back foyer - 350 SF of that was for the living room. Needless to say, the house needed to be gutted and replanned. Kitchen+Dining+Laundry-Like most of these early 1900's homes, the kitchen was not the heartbeat of the home like they are today. This kitchen was tucked away in the back and smaller than any other social rooms in the house. We knocked out the walls of the dining room to expand and created an open floor plan suitable for any type of gathering. As a nod to the history of the home, we used butcherblock for all the countertops and shelving which was accented by tones of brass, dusty blues and light-warm greys. This room had no storage before so creating ample storage and a variety of storage types was a critical ask for the client. One of my favorite details is the blue crown that draws from one end of the space to the other, accenting a ceiling that was otherwise forgotten. Primary Bath-This did not exist prior to the remodel and the client wanted a more neutral space with strong visual details. We split the walls in half with a datum line that transitions from penny gap molding to the tile in the shower. To provide some more visual drama, we did a chevron tile arrangement on the floor, gridded the shower enclosure for some deep contrast an array of brass and quartz to elevate the finishes. Powder Bath-This is always a fun place to let your vision get out of the box a bit. All the elements were familiar to the space but modernized and more playful. The floor has a wood look tile in a herringbone arrangement, a navy vanity, gold fixtures that are all servants to the star of the room - the blue and white deco wall tile behind the vanity. Full Bath-This was a quirky little bathroom that you'd always keep the door closed when guests are over. Now we have brought the blue tones into the space and accented it with bronze fixtures and a playful southwestern floor tile. Living Room & Office-This room was too big for its own good and now serves multiple purposes. We condensed the space to provide a living area for the whole family plus other guests and left enough room to explain the space with floor cushions. The office was a bonus to the project as it provided privacy to a room that otherwise had none before.
