liking the fireplace, windows, and exposed ductwork. The more industrial look of the exposed ducting might be a way to consider alternative floor joists as opposed to floor trusses between 2 and 3...

tile work here is a really neat departure from the typical hexagonal designs becoming prevaent. Joseph would go with an even 'louder' color instead of yellow
