1930 layout help needed
We have just purchase a 1930s terraced house with a small extension on the back. We would like to remodel the ground floor by removing the dated bathroom at the back and opening up the back of the house with bio folds or Crittall Doors( open to suggestions). Take down the both walls (in yellow)in the to make aboggera bigger kitchen with island and either install a loo and basin under the stairs or find a way to incorporate a downstairs small shower room . One major issue flagged was we have however the soil pipe runs down the center of the wall marked in red and you can see the what could have been a lovely space is split. Any help your ideas / advice would be greatly appreciated.

You would get your extra room and depending on what you decide on ( size/style/final use etc), most can be built under permitted development rules, so no planning permission would be required. We build ours with Structurally Insulated Panels (SIP) panels, so they are quick to erect, cheap to heat and last forever. Comments (1)If I'm being honest, I'm really not sure on this layout. You have services on both sides of the extension, which even with my limited knowledge of building is expense that you could avoid. Do you need a laundry and a utility, or could you combine them.? Also I hate the idea of a toilet off the kitchen. The garage also looks small. Could you take out the door on the garage and make that the bathroom off your corridor, and make the corridor your utility. Then you have all the space free where the new bathroom and utility are. If you want more space for the utility and bathroom I would suggest bringing that wall in (make kitchen and dining narrower) and that would have the advantage of making your study wider. last yearThe kitchen wall looks loadbearing. Here's another option with a downstairs wc and utility in the former kitchen:
And at first glance, i'd say neither options would allow an island. If you're set on island, you'd need a T-shaped rsj and a bag of money, as both kitchen-diner wall and exterior wall would have to be opened up.
