Thank you for your interest in this shower head. This shower is available in Chrome, Gold, Silver or Nickel PVD. The rain shower head is 2.5GPM & the waterfall is 4.5GPM @ 60PSI. You should have a professional installer in your area take a look at your home so you can discuss what end result you are wanting. You may need to use an engineered wood. This is still an all wood product and is much more dimensionally stable than solid wood. This is a huge advantage if you are in an older home or in the midwest where humidity levels can drastically change from season to season. A solid wood will cup or curl if humidity and moisture levels are not managed. Your installer should do a moisture test before installation to make sure the installation does not fail. All warranties will be voided if this step is not taken. Also, your transitions will need to be considered. Is the new wood floor going to butt up to tile, carpet, or vinyl? The height difference in the two products will need to be taken into consideration. You will have a greater selection of thicknesses in the engineered woods. Engineered wood should be several plys, all wood. If you choose a solid wood, the hand scraped versions are fantastic for a high traffic area with children. Hickory, Red Oak, most Brazilian Species, and even Bamboo are hard enough to take everyday traffic and still look terrific. Good luck!

Buy poor quality house with a view to die for or build our dream hom?!

We are in a bit of a dilemma... We wanted to buy the place we are currently renting but at the same time it has a lot of issues. We also have a plot of land which we could build, againt there are several issues. Buy the house we are currently renting. It's a large 5 double beds, 2 bathrooms house. Not energy efficient as the gas/elec cost of running the house is high. Pro: 360 degree view, 180 of the sea/beach view and the other is 180 of mountain view 4 acres of flat land on the hill The house is already there so there's no time wasted to build. Con: Roof needs to be replaced Plumbing needs to be replaced Heating system needs to be replaced Rewiring Windows need to be replaced The quality of the house was poorly built NB: All the Con points can be addressed within the next 5 years Build a 3 bed, 2 bath house. Pro: It will be built to our spec It will be energy efficient The house will be smaller The plot of land belongs to us so its free Cost of running the house will hopefully be less than our current place Con: There is only about 1.5 acre of land It will be built onto a hill so will need to cut into the mountain as its on a slope There's only 180 degree view of mountain and a little bit of the sea as we are further away It will take a year or 2 to build The road leading up to it is a private road so will need to pave the road every 5 years which will cost us money (there are no other houses there so can't share the cost). We will be less reluctant to sell if we wanted to in the future as it is on family land We have a very young toddler and a baby, so its not a project we can waste time or money. The cost to purchase the 4 acres land house will cost almost the same as to build the 1.5 acre land house. What would should we do? In an ideal world and if we can afford, we would prefer buying the house with the 4 acres of land, knock down the house to the ground and build from scratch. But we don't have the money to do that AND if we did, the house/land won't be worth what we would have invested in if we were to sell it in the future.

Hi everyone. Looking to become a homeowner & feel a little green, so would love some insight and advice on the above. The area that we are looking in has a very limited number of options currently on offer. There is one house available that looks in need of complete renovation/modernisation (it has been on the market for a number of years, has not been lived in full time for over a decade & looking at pictures seems like it would need a completely new heating system - looks to be all storage heaters at the moment). However, there is a good amount of garden space with it, which is really appealing and it could have great potential - because it has been on the market for so long, maybe we could haggle with the price? Every time I watch a home renovation show, it seems that there are so many hidden costs and ends up costing over what was originally budgeted! Would love to hear from someone who has recently undertaken a similar project - it is a 2 storey and would possibly need a kitchen extension or some changes to the floor plan for a more open living space downstairs. What were the costs like? How long did the project take? Did you manage to stay within your budget? Is it worth renovating over trying to do a self build? There are some sites for sale in the area too, but would be apprehensive about not being able to get planning permission on a site - would it be silly to purchase a site without planning? Having more control over the project/fewer surprise costs would be really appealing, but obviously don't want to be left with a site if we aren't granted planning. Those of you that have gone the self - build route, did you manage to stay on budget & how long was the process from start to finish?
