Conservatory into large rear extension??

Hi we were viewing a small garden flat today, which was a bit small for us (60sqm) but we are thinking of doing an extension to make it 70sqm+ if we can manage to do it under £100k…
We really love the location

The flat currently has a conservatory bolted on at the back that we want to remove and want to either Option 1. Do a bigger rear extension or Option 2. Do a rear extension the same size of conservatory and also side extension (we drew these options to better illustrate it)

Our goal is to increase sqm as much as possible but around 100k level

Pls help us. Experts here, do you have any idea whats the likely cost of either options or do you have better ideas?

We are looking at hundreds of houzz pictures, planning permissions etc but struggling to understand…and whether we should go for it or not

Hi, I would incline to tiling the whole space in one material. Now, with that you have lots of options in terms of material choices. If you have underfloor heating I would recommend to go for porcelain tiles - they come in wide range of colours, patterns, stone and wood imitations. Marble and wood imitating tiles are very popular and timeless such as calacatta white marble, creme marfil marble, granite, slate. Wood porcelain tiles range from blonde tones, light, dark browns to almost black, zebrano. Porcelain tiles technology has evolved so much over the last decade that an untrained eye can not distinguish the porcelain from the real thing. And if you have children it's so much more practical as well. Easy to clean and maintain. However, if you don't have the option of underfloor heating I would recommend wooden flooring. Again throughout. I wouldn't break the flow with different flooring types. If you have your living room in that open plan as well, I wouldn't worry too much about changing the flooring type just because of it. You can always use large rugs to define the area and function of that space, and make it more cosy. I just completed a project with porcelain tiles throughout. You can have a look at my profile. Morning You say that privacy isn't an issue so I would dress the main window and the small window on the left hand wall with roman blinds. I would mount the blinds outside of the recess t make more of a feature and not steal any of the light. Regarding the two narrow windows I would leave them undressed and get two matching vases, ornaments etc and place them on the window sill to make a feature. I think that blinds would be too fussy and would detract from the rest of the room. If you wanted privacy you could always add some frosting to the two narrow windows The furniture you've chosen is beautiful I'm sure it will look fab! Kitchen layout advice. Can we fit an island

Hi all. We are converting our garage and putting on a rear extension. The extension is not in the attached plan. We need need ideas for kitchen layout. I'd love an island but not sure if it would fit. The garage measures 15ft8" by 8ft3" without insulation. We also have a large American fridge freezer (27.5in deep, 33in wide) to accommodate and I want a good sized larder press. Had been looking at a corner one by the window at the front but would this leave the window too small?

If the purchase of this garden flat is dependent on being able to do a large extension then do as much research as possible first. Is the flat freehold or leasehold? Find out if you will be able to extend it. Maybe speak to an architect, planning department, consultant, builder first. There is no point in offering on it, going through with the purchase to find out that you will not get planning permission to extend it.

Thank you, its a share of freehold so will need the neighbor’s consent. We found many on the same street to have done a wrap around extension so its most likely possible but design and cost wise we are not sure…

You need to get professional advice. What happens if the neighbour objects? The appeals process is an option but lengthy and you need to make sure you get on with your neighbour or future life could be difficult.

How is your plot layout? Side path? Garden depth? Neighbouring extensions?

Extensions under 2m2 would be rather expensive compared to the sqm and value return.

it's a small terraced house so no side path. immediate neighbours haven't done but about half of the ones on the same street have done a mix of rear and side extensions. The most we can get from side extension is 10sqm (1.5m wide x 6-7m long) so yes we understand it will be more expensive psq than doing a larger one (we have budgetted 3k psq for build)

No its a small flat so the front section of the flat will have two bedrooms and a bathroom we wont touch.
