Need your help! I am thinking of buying this flat but not sure how to work around where fireplace is positioned. Not in the corner and just next to the kitchen entrance.
Beautiful space with high ceilings and original features but it looks like the room has been split to form the kitchen. It should be easy to reinstate the original setup by removing the wall and door to make it an open plan kitchen/diner/sitting. Hard to tell from this limited photo and no layout

Its a beautiful flat but quite a compact kitchen for the space. I suppose it depends on how you live and what your requirements are. Not everyone is a willing chef. Does the fireplace work? My first observation is that the tv and fireplace are on the same wall. You could lay it out as the current vendors have done but I would be tempted to change the tv's position. That bay window is lovely you could have a table in that area. Would you need a bigger kitchen?
If you are ok with a shower, you could gain some space for a tall pantry unit, or a fridge, or washer-dryer stack. And a sofa in front of the alcove would camouflage it, just keep enough space for the radiator to uhmm radiate. A small dining set in the bay which isla mentioned seems lovely.
I’d keep the same layout for furniture but move the rad if possible and I like rinked’s idea for stealing space from the bathroom. If in budget have a bottomcabinet in the alcove for storage and change the shelves above to accommodate tv and display/books. If/when budget allows pick furniture more suitable for the rooms proportions. Maybe consider the ceiling in a darker colour given the cornicing and ceiling height?
