Hi all, we are moving soon and really stretching our budget. Our current house has a utility, downstairs bathroom and bigger kitchen. For our next place we will need to save before we can do any sort of extension. In the meantime what can we do now that will add value without being too expensive. Is there a reason they didn't put loo under the stairs? That seems the more obvious spot for it and probably where it should be in the long-term plan? I wouldn't knock down any walls or do anything else (other than remove the loo from dining room) and live in it for a year before figuring out what you want to do long-term. Then if there's parts of that plan that you can do before furture extension, which works towards the long-term plan, then do that as money allows. But I wouldn't do anything until you have a bigger plan. Removing the wall between kitchen and dining room might be in long-term plan (or might not) - if so, it might be interesting to do that now and then live with it open and see whether that is actually enough room - so you might not need an extension.
Apart from a lick of paint, if needed and maybe a rug here and there, live with it until you can afford to do it properly. We did that in our current house and it was worth the inconvenience as we discovered what worked and what didn’t and this helped us decide what changes to make.
As Cwd pointed out, a pretty obvious change would be to move the loo under the stairs and remove the wall between kitchen and dining. These are costly changes so definitely long term. Upstairs, you have the small box room dilemma but, depending on your family needs, this might work well as an office.
