Layout- Quick wins which work for long term

Hi all, we are moving soon and really stretching our budget. Our current house has a utility, downstairs bathroom and bigger kitchen. For our next place we will need to save before we can do any sort of extension. In the meantime what can we do now that will add value without being too expensive. Its a loo that has been cobbled together with stud walls and a waste pipe through exter wall

It makes me cross that people think they have a right to make some quite negative comments on this post. Masmccar76 put these photos on because she thought people would like to see a genuinely lovely transformation of her garden. Instead there have been some downright nasty comments. Which kitchen layout - U with island or J?

Hi would be good to see the whole floor plan to judge properly. But first impressions would be that it looks like you want a modern handleless design and therefore the J shape kitchen is too complicated for the design concept and the U shape with the island I would say the island is too small. A more simple L shape and larger island I think would work better. CK

Blinds or curtains?

Hello Jen, I am so surprised that no one has mentioned vertical blinds to you? They are very much back in fashion and work beautifully in a room such as yours. They come in 3.5" veins, which mean they will fold back and tuck into each recess when fully open. They turn to let as much light in as you need and then close when you want full privacy. They will be fitted in the recess above the windows. You can either have one complete rail length or two so you have a separate section over the door. You can have what's know as a middle split, i.e: half goes left and right. Personally I would suggest one length that opens to the left, therefore leaving your door completely uncovered when open. The pulley system is very much like a roller blind and are safety fixed to the wall so children can not get caught in them. They come in a huge rang of colours and materials and better still they are very affordable. I am working with a number of new developments in Hertfordshire at the moment and these are what the clients are all asking for. Lovely, much better than the 3D plan. V glad you kept your patterned floor tiles, I really like them. It's all come together very attractively. The only thing I'd change and this is just because I'm a colour freak is the pendants - I'd probably have made those red and orange or something. But congrats really, it looks great.

Is there a reason they didn't put loo under the stairs? That seems the more obvious spot for it and probably where it should be in the long-term plan? I wouldn't knock down any walls or do anything else (other than remove the loo from dining room) and live in it for a year before figuring out what you want to do long-term. Then if there's parts of that plan that you can do before furture extension, which works towards the long-term plan, then do that as money allows. But I wouldn't do anything until you have a bigger plan. Removing the wall between kitchen and dining room might be in long-term plan (or might not) - if so, it might be interesting to do that now and then live with it open and see whether that is actually enough room - so you might not need an extension.

Apart from a lick of paint, if needed and maybe a rug here and there, live with it until you can afford to do it properly. We did that in our current house and it was worth the inconvenience as we discovered what worked and what didn’t and this helped us decide what changes to make.

As Cwd pointed out, a pretty obvious change would be to move the loo under the stairs and remove the wall between kitchen and dining. These are costly changes so definitely long term. Upstairs, you have the small box room dilemma but, depending on your family needs, this might work well as an office.
