Downstairs toilet and utility

Hi all,

we are in process of buying a 1930/1940s end of terrace. we would love to do open plan kitchen-diner downstairs but need help with creating downstairs toilet and utility room (if there is chance for that at all).

We wanna knock down walls between bathroom, dining room and current kitchen, move kitchen where bathroom is now. Ideally would like to do toilet and utility in the corner where stairs are. Does it make sense at all? Its a shame to loose big bathroom but current kitchen its a bit awkward. Any ideas?

Currently there is a sink and dishwasher by the window in the kitchen, also upstairs shower room its above kitchen so i assume there must be a pipe near by?
Other option (much cheaper) is to leave current layout and split bathroom to create utility room with washer and dryer and separate bathroom but then kitchen will still be narrow L shape… width of the ‘dining area’ is only 1.9m (3.1m long) and kitchen is 2.6m to 5m.

Just a quick suggestion, if the plumbing works place the WC under the staircase. And place the door so it does not open towards the living or kitchen areas. Please also post some photos of the house as it looks from the outside.

The only way to do this involves moving some cabinets. There is a lot of vertical space available opt 1) remove the upper cabinets near the window. Place the freezer on top of counter. Use the former freezer area to build in shoe cubbies. opt 2) Move the tall pantry cabinet up. Underneath the pantry cabinet, build in shoe cubbies. opt 3) move the freezer up to meet the bottom of the upper cabinets. Put she storage underneath freezer. You'll need to replace the counter with a smaller counter that will be over the washer and dryer only.

I think we will go with idea of splitting downstairs bathroom to create small laundry room and keep L shaped kitchen, at least for now.
