Flat Roof Help!

So we’re currently looking at replacing the flat roof on our kitchen. It’s the only flat roof on the property. However we’re stuck between a cold roof or a warm roof. Currently our kitchen has no insulation and due to it being a solid wall would have to be done internally or externally which we’re currently not looking into. One person who came to quote advised as we’ve got no insulation in our kitchen we won’t see the benefit of a warm roof really and spending the extra money for it to be a warm roof. However a builder who lives next door thinks cold roofs may become abit obsolete due to having to be a certain energy efficient standard. So I don’t really know what to do! Any opinions would be greatly appreciated. Thanks

That was most helpful. All the rafters will need replacing. Much of the existing structure will be altered or demolished, as it is in very poor condition. I would like to have as much access to the roof space as possible in the new situation. This could be used for storage and maybe to convert some of the space for living at a later stage. I think this would be easier to achieve with an traditional built roof than with a factory type truss.

Tough question! I'd think about, first, consulting with a lighting design professional before going ahead. There might be a way to run an insulated sleeve from the source point, through the insulation and the sheetrock. Another possibility might be to "gang" or bundle the lights. This would not eliminate the need to open the insulation up but it would cut down on the number of openings you'd need. Finally, if there's no other alternatives for you, use LED surface mounted fixtures. There are a huge range of designs which could work for you.

Hi we need major curb appeal help! We are able to change the siding, we can paint and change the eaves or gutters, the windows have to stay in place but we can change the style or add grills etc... The roof stays (Timberlane Shakewood color) and our door is going to be moved. We purchased a 6 lite craftsman door. It will go where there is an existing window and will face the driveway and street. We do a lot of gardening so we were thinking of a cottage or bungalow look. We like the look of cedar shake siding and we also think a pergola in the front would help break up the space but would love any drawings or advice to help us visualize a changed look.

HELP......Need help picking a ceiling reclaimed beam size?!?

We're putting three reclaimed beams on our master bedroom ceiling. The room is 17x21 with flat 9' ceilings and the ceiling will have white ship lap running the 21' length. We will have three beams running the 17' length. Do we go with 6x6 or 8x8 beams?!? I don't want them to look skinny or like toothpicks but I don't want them to swallow up the room either and make the ceiling look lower and overpower the room. Please help!!!! Need to make a decision like yesterday!
