Floorplan help to add lounge and dining room

Please could someone help out with floorplan options. We are thinking of extending out the front to square off. We need a good dining room to seat 12 and ideally a good square conversational lounge has anyone got any ideas on layouts?
The other option could be to extend out the back but would need to extend off sitting room rather than kitchen side.

Is the house detached? If you are attached to neighbours then you likely won’t get planning for a front extension (and you shouldn’t because mismatched semis are worth less)

If you want custom cream panelling built from scratch, it is likely to take you more than three weeks to line up a contractor, get it built and then painted. If you want to use beadboard (thin, lightweight, cheap) you can do it yourself if you are good at the small precision cuts around the wood window trim and behind the radiators. You can get a custom built wood cover with doors for your tv or use the painting over tv disguise made with hinges. I think the room is beautiful as it is. Spend some money on a truly beautiful, impressive chandelier, have it centered over the table. If you want to impress relatives at an event, the chandelier is the way to go. Clean the windows for extra sparkle. If you are in the US, try Home Decorators http://www.homedecorators.com for DVD storage cabinets that are closed. I would not get a rug for this room unless I was ready to get it cleaned frequently and I could find one that looked good with dog hair on it and did not show stains. A good quality, highly patterned wool Oriental rug will do that job nicely. Such a rug is an investment and may take longer than three weeks to find.

Thank you for commenting. I was hoping to place double doors /pocket doors between the kitchen and living room that I could open or close off particularly in the depths of winter. I like my heat. Doing that leaves me with less wall space for kitchen units particularly the American style fridge freezer but something has to give. The back wall of the house opens/or rather doesn't open to the garden at the moment but I would like it to do so. So nothing unusual here, I just want a kitchen /diner / utility that opens onto the garden for outside entertainment, but I think my main struggle is with the length and narrowness of the room. I'm finging it really hard to visualise a functional working space.

Thanks, I wasn't sure where the 9'4 measurement came in. If you're buying all new furniture then look for items on legs, as you can see the floor beneath it will make the space feel bigger. You can also use glass ie a glass coffee table or Louis ghost chairs for example. I'd also go for a large mirror over the hearth or not knowing your style could also have a ŵall of glass tiles for the same effect which will also bounce light. I'd go for a pale tone sofa and use warmer/darker colours for cushions if wanted. If you want a rug then I'd keep it in the same tone as the floor else to visually maximise floor space. I've drawn a very rough plan (not entirely to scale and obviously not knowing where doors etc are!). I assume you're wanting to buy furniture before you move in? If so do you have a similar size room where you could cut out paper templates of all furniture to see if the space works? I would mount the tv on the ŵall if you have one. Hanging it over a slim console (or slim cabinet for storage) means you can add art on the ŵall and accessorise the console so the tv doesn't become the feature of the ŵall. You could go for a coffee table or a small footstool which can double up as extra seating and table. I'd go for a round dining table, 3ft will seat 4 and you can pull it away from the corner when entertaining. i'd go for a 2 seater sofa (c5f?) but try and get a slim one. I don't know the size of the windows but blinds, shutters may also be an idea so curtains don't encroach on the floor space? In terms of decor do you want light and neutral or dark and moody then people can suggest paint colours?

If you are just after a square lounge then you could put a long dining table in the current lounge and build a big square living room on the back of the house.

Since you are doing work you might also look at the whole floor plan- for instance do you need better access to the study? If you are cooking for 12 do you need a better kitchen? (or an extra fry kitchen?), are you doing laundry for 12- do you need a bigger utility with more than one washing machine? Will you ever need a downstairs bedroom and shower?

Yes it's detached. Thanks for you points you've raised it's only 12 guests really for dinner parties. The kitchen serves the purpose.

Yes we have thought of adding lounge to the back. Would it be an option to move stairs into current lobby/hall if was made into all one room? As well as door into study for better access.

Hi Nina,

Really interesting floorplan. Have you considered using the study / side hall / utility / kitchen area as a kitchen diner, and making the current dining room into the study? There's a lot going on in the centre of the plan and it seems like all the spaces are quite disjointed and the movement flow is fairly convoluted. I'm curious about how you use these spaces and how you'd ideally like to live and therefore what spaces you'd need to help you do that more easily.
