Design Dilemma Bathrooms Hallways

Where to locate downstairs loo

We are renovating our whole house (in stages) starting with the downstairs and an extension.

We just can't work out where to put the loo (currently none downstairs). My partner is not keen to have it under the stairs as he feels it will cramp the hall (plus I'm not sure if the stairs pitch would allow it). Options are

- off the utility room (I would rather have avoided this option of peopel having to go through the utility, but might be the only real option).

- off the kitchen. Too near to cooking and people?

- off the playroom (which I don't think we feel very private for those in the playroom or those using the toilet)

Any suggestions / recommenations of this 3 options, or a better option, would be massively appreciated. Have attached pic of planned second floor too (for plumbing).

It is feasible and would it fit in the garage area adjoining the study?

i actually like the third option with a separate cloakroom near the back door and also a shower room in the downstairs bedroom or guests. it doesn't look like you're losing space and gaining an additional bathroom. ideally you don't want to be walking through a bedroom al the time to use the facilities and most people tend to stay in the living room or kitchen area.

I concur with the above comment: Just have archways installed rather than doors - not only will it be more open but it will be less costly... ...tho to open the living room even more, consider relocating the LR fireplace to the opposite wall and centering a larger archway to the hall opposite it - where the fireplace is located now. I might also consider installing an archway or doorway to the left of the fireplace in the sitting room - It will make your sitting room less of a dead end and passage to your study, kitchen and powder room more direct.

I would go with what the architect suggested. That was my immediate thought and also means that you will get light into your living area all day since the kitchen would be at the front and the living room at the back. It will be a nicer space to live in. If you really can't face bedrooms at the front though could you do something like this? It clearly isn't to scale!! You probably sacrifice a bit of space in that smallest bedroom but gain much more liveable floor space at the front of the house. It also gives your husband the open pan area he likes. It does sacrifice a separate entrance way though. I'd also shift the bathroom wall out and steal some space from the utility room so that you have a larger bathroom.

Thank you so much for coming back to me, I really appreciate it. We are now thinking a max 30 sq metre extension and we'll have to tear down the poorly constructed extension that's there at the moment that houses the kitchen and utility etc. The front room will be a formal Living room and the next room which is currently the dining room will become the open plan living dining kitchen. I need to include a utility playroom and office in there somewhere too

I don’t think your plan for a playroom is an economical plan. Firstly it’s an additional small room- this house has enough rooms for any family- what you need is larger rooms. You have stated you want a kitchen with an island- the space you currently have won’t accommodate an island but if you did extend the kitchen this will likely add far more to the resale value. The rooms at the back of this house have two doors to the patio- you intend putting the playroom just here meaning you loose the best route to your garden most likely resolved by replacing the Dining room window with French doors….. and moving the radiator, replacing the floor and building a new patio! The living room at the back of the house could be a playroom for the next few years- perhaps you should make an aperture to the dining room to keep an eye on the kids.

Hi Paula,

Personally I would put it off the utility room. Its not idea to have to walk through the utility, but it would be a better option than having it off the kitchen or playroom.

you can design utility rooms extremely nicely these days with closed storage etc, so it doesnt have to feel like you are walking through a laundry. You could always swap the location of the utility and study as well, so you walk through the study to get to the WC and utility?
