Is this en-suite too small?

We are purchasing a property which has a small utility room - currently it just houses a washing machine and some shelving. Based on older pictures of the property we think this room used to have a toilet/sink (it still has the frosted window, and the soil pipe can be seen outside).

We had an idea to turn this into an en-suite to the neighbouring master bedroom. There would be some challenges to this, however my first question is, would an en-suite of this size work? The room is 2.3x1.1m with a small notch in one corner. It looks okay on plan but worried it could be cramped. What do you think?

Hi Matt - it’s a bit tight but have done similar for clients before . Maximise the entrance door size so it doesn’t feel too hemmed in . Depending on bedroom layout sometimes having an ensuite door that opens between a run of tall wardrobes can mean that you can hinge the door on the outter run of the cabinets - giving you more space in the ensuite.

I think you will have to accept a small basin and a small shower with this set up. Given an Ensuite often gets more use than a family bathroom consider if it might be better for you to use the big bathroom and have this small Ensuite for use by the bedroom next door.

You could also take some room off the bedroom next door in order to make this shower room better- perhaps as the person paying the mortgage you should have a better bathroom.

Hi Isobel, Could you add an obscured film to the window instead? I would have thought that this would be fine with planning as it's removable. I'm assuming that the planning restriction is because you're in a conservation area? The films come in different finishes, I've had a fairly successful go at applying a sandblasted one. There are specialist companies that will do it for you though

We have made room for an en-suite shower room to our guest room we went for the largest shower cubicle we could reasonably fit in. Found the nicest white tiles to make the best of the space. Fitted bifold shower screen feeling the space was too small for a wet room( too much drying off of the fittings and paddling water beyond the area). toilet opposite, and sacrificed on the basin, just a small wash hand basin. Our thinking being that these days people tend to shower rather than wash and the smaller basin works well for teeth cleaning and hand washing. it works well. Hope yours will too.

We stayed in a holiday flat where the shower was in front of the window. The window was 1.5m off the ground, fully tiled to the pvc window and made a handy shelf for the shampoo bottle etc…could you do something like this

Is tanking the space to make a wetroom an option? Anything that reduces the visual separation of the shower will help the space feel larger - alternative to wetroom is matching the colour of the shower tray to the flooring. From a useability point of view, turning the loo 90 degrees so the same bit of floor is used for the space in front of the loo, standing at the sink and drying after the shower may help. Means careful selection of fittings - short projection loo and sink - but there's loads of choice out there. If you go for a vanity unit, drawers are easier to access in a small space than a cupboard (and there are wall hanging ones if you want to keep more floor clear to increase the feeling of space). Even if you can't use the (excellent imo) suggestions to steal a bit more space by working the entrance in with fitted wardrobes, I think you've got enough room for an ensuite. Good luck!

Great if you can steal a bit more space from somewhere but consider whether you actually need a door. Could you get away with an archway.

i wouldn't say it's to small as i visit alot of homes with this size ensuite, its always great if you can pinch a bit more space especially for the shower area so it doesn't feel to claustrophobic but it does work.

It's a manageable size for an ensuite, similar to what's mentioned above - reduce separations, maximise light and try to steal a bit of space from the other rooms. It may be a bit more useful if you have a floor plan of the entire floor?

Is this en-suite too small?
