Room usage ideas

We are looking at buying this property. We originally wanted a kitchen, dinner, family area but without an extension feel the area is probably too small. On the floor plan it doesn't show a small a small breakfast bar making it a c shape kitchen.
so...
Would you put a dining table in the kitchen? Is so what would you use the dining room for?
Would you use the area as a family area and the dining room for the dining table.
We are a family of 4 and want to utilise the space well.

That floor plan is more or less the same as my sisters. Personally I hate it. She never ever uses the dining room. Who wants to walk from the kitchen, down the hallway with plates of hot food? Dreadful design.

You could consider knocking the wall through between the kitchen into the living room, creating an open plan family space as you are looking for. Then use the dining room as a seperate living room/snug.

Living room colour ideas to match rug

I live in a rented property so unfortunately I’m not permitted to paint the walls. I’m stuck with a boring magnolia on the walls in the living room. The floors are a light wood and the sofas are dark brown leather. I have bought this rug - see photo. I would like to add some nice curtains and cushions to make the room warm and cosy but I’m not sure what colours to go for. Any advice much appreciated, thank you.

Hi, what a lovely "canvas" to begin! My late husband loved wood. I think it is too drab and have changed mine for glass and various off whites as the rooms are non-square here and the house is old but takes modern too. My gut feeling is that the way forward is to choose an exciting "theme" for downstairs first. Would you consider bright and airy sky, or tropical, or geometric, or bookish, or carnival, or countryside, what about a space rocket on the wall for the kids - it can be covered when they grow tired of it? And as it is it has my pet hate - a good window - wasted - with a grim reminder of housework - a sink in front of it instead of one out of sight with a strip light over it!!!!

We did consider knocking through to the living room but I liked the idea of an enclosed space with the fireplace.

Daisy, does she have it laid out as a dining room out of interest?

Jo, yes she does. It’s at the front of the house, then there is the downstairs loo and then the kitchen. Had the loo not been in the middle I’d have been tempted to knock it all through front to back.

She has never used the dining room. It seems such a waste of space.
