Removing ensuite in a 2 bed apartment?

We live in a 2 bed flat, with 2 bathrooms.

The bathrooms are adjoining, one is the main bathroom off the corridor and one is a tiny en-suite off the main bedroom. The en-suite is so small as to be almost useless.

We're thinking of knocking through the adjoining wall to make a larger main bathroom (and fill in the door to the main bedroom). This would then allow us to have the washing machine etc where the en-suite was (more than 3m away from the bath, so we could have an electrical socket).

The pros I can see here are:

- No more washing machine in the kitchen, so room for a dishwasher/more cupboards. It's a strip kitchen that is tight on space.

- No more laundry in the spare room/living areas

- More storage above the washing machine.

- Possibly room for a condenser dryer too.

- A roomier main bathroom

- Plumbing already in place for a washing machine

The big con we are worried about is - could this knock way too much value off the flat? It's in the city, and I suppose 2 baths could be attractive to people house-sharing.

That said I know when we were looking for a place we would have really liked having a laundry/utility area over a poxy ensuite.

The other option we have is to simply convert the ensuite into a utility room, but I think it'd be a bit off-putting having to access laundry through the main bedroom.

Difficult one. I’d be tempted to do what you are planning though.

I definitely think a laundry / utility space is very handy to have. I wonder could you create a utility cupboard in part of the old en-suite space, accessed from the bathroom. https://www.houzz.co.uk/photos/norwood-bathroom-transitional-bathroom-toronto-phvw-vp~45112763

Then absorb the rest of the space into the bathroom to make it more generous and comfortable. What do you gain from this? A nicer bathroom, dedicated laundry space + room for a dryer, more kitchen space / dishwasher. You only loose a poky en-suite.

I think that amounts to a pretty big quality of life improvement for you, for however long you live in the flat. If it was me, I would probably do it.

Hmm... since the B&B is red too, wouldn't it be confusing? Because I thought that the foxfire would be a useful colour for giving directions: 'look for the large red building'. And then all your guests end up on the doorstep of the B&B. Mind you, it will work the other way around too ;-) I love that warm red colour with the grey roof.

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

sorry haven't been on here much and havent had time or money to much about my room but should be getting to work in the next few weeks/month. I've added some more photos to give a better idea of the layout of the room and the dimensions. the first one is a view from the bed or the foot of the bed, so you can see the wall space isn't massive. The horrible curtains are waiting to be changed when I get all the work done! The second photo is the other wall to show where the door to the room is. Carolyn the wardrobe in the photo there is the one I'm going to put in the nook and then I was thinking of getting a carpenter to build shelving on the wall where the wardrobe currently is. Around the bed then would be more storage and shelves either side to act as bedside tables. As anyone any ideas for the type of shelving I should be looking to get built? I would be looking to hold - clothes that wouldn't be hanging like jumpers, t-shirts etc. I would definitely need an area for books/magazines, an area for toiletries and maybe then storage for items such as bed linen, blankets and random items like chargers for phones, laptops etc.

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house.
