In which order do I do things?

So we are in the process of buying small penthouse (in Malta where we live) and it doesn't have AC, internal doors, kitchen, or bathrooms. We need to sort out the plumbing but I don't know the order to do things.


I was told to install the AC first so that we can build the ceiling soffit first and then from there see where the ceiling drops before designing anything else. But I was also told to do the messiest first (bathroom, kitchen, AC then internal doors).


Does anyone else have any other tips to add?
