Bungalow extension

Hi All, I am in the process of selling our 3 bed end of terrace to buy a 2 bed bungalow semi, with a view to extend and refurn. Am still unsure whether I'm being brave or stupid as this is completely new to me. We are a family of five and we're looking to get 4 beds out of the new bungalow. The bungalow is (hopefully..!) third time lucky as the previous two properties fell through. I have always followed the various projects on here with great interest and was curious as to whether you ladies and gents could help guide me in the best plan of action floor plan wise? I am wary of committing to an architect until exchange has taken place due to the previous two properties. Any guidance would be extremely well received! I appreciate the floor plan is poor, but I do have better measurements available. The lounge is at the front of the house, with the kitchen and 2nd bedroom to the rear, I was thinking extending out the back (kitchen) and to the right hand side of the 2nd bedroom, but unsure how to maximise space.. (the porch is entered through the right hand side of the property, with the adjoining bungalow on the lounge and kitchen side)

Extending to the side will depend on the available space but the simplest way of extending a property like this is by putting in a loft conversion.
Have any neighbours done this to demonstrate there is enough room?

There is plenty of space at rear and to side, my thoughts were that extending would be a better (and more cost effective) way of gaining floor space? A lot of other properties on the road have extended and/or had loft conversions so believe either would be possible

Thanks Jonathandb1972. That looks like a lovely layout I really like the open plan but our driveway around the house will come from the left side so that's why we had thought of addiing the extension to the right. I'm sure we could use your idea on the right side and it would still throw in plenty of light. Regarding the rooms: the long room to the right is the current kitchen which is currently very dark and cold, the small room behind this is the utility, the two rooms to the left of this are a front living room and back lounge. The rooms left of this are 4 bedrooms a bathroom, hotpress and outside toilet. Thanks again for all your suggestions.

I see what you mean, It's a good idea in theory, however, practically, I don't think it's going to work, and you will end up ruining the nicest room in the house. There are no walls that remain unbroken by doors or windows, so where are you going to put units and unbroken worktop space. They can't go on the left as there are three doors. There's a door on the right, which although you could put a unit and a bit of worktop back right, it wouldn't be very big, and the biggest run of wall goes straight down to the glass doors, so you probably can't and wouldn't want to go straight up to them. You could move the door into the hallway from the front end to the bottom end by the patio doors and this would give you a better run of wall. If you put an island in the middle, 5' into the room to give yourself room to walk in and gain more worktop, it'll only leave you with around 6' at the other end for a dining space. However, i'd still advise getting a kitchen planner onboard before you start, as i'm not convinced the room is big enough to achieve what you want with the available wall space, and it stands a good chance of spoiling a very nice and elegant entrance to a house. The other big problem is the plumbing, there isn't any currently in that room, so you'll need to dig up the floor for drainage and almost definately that of either the utility or one of the bathrooms! I vote for keeping the house exactly as it is!

No a loft conversion is normally cheaper than extending outwards

I’d be wary of extending to the rear of the kitchen as you’d potentially end up with a dark kitchen-diner if you don’t have windows on that side. Extending to the side of the bedroom could work. Loft conversions are often a more cost-effective way of getting extra bedroom space, though you’d probably have a look into a party wall agreement with adjoining neighbours. The hallway looks like there might be enough space for a staircase depending on the direction / pitch of the roof slope.

I was thinking of extending to rear and adding space to kitchen - similar to a lot of the extensions on here, bigger kitchen diner, velux style windows. I didnt know if it was possible to then 'steal' space from the living room for another bedroom and potentially have two bedrooms upstairs

So I think you mean a bedroom made from part of the kitchen & part of the lounge? Still not sure where a window would go?

Ah. Yes. Total oversight! This is why I'm on here looking for guidance! i think the bungalow has good potential just need that helping hand to get there
