Need advice re extension to bungalow

Hi we really need advice regarding the layout of the bungalow we are renovating and extending. We are working to a budget and for this reason we have been advised to limit the amount of construction in the original house and to use most of it for the extension. A large chunk of our budget will go on insulation, heating etc. as its an old house. We can afford to add on 100 square metre. This will be added on at the back of the house as we are limited with room to the sides. We are very lucky that this will end up being a large size house so it's important for us to make use of the space. lucky for us we live in the country and have a big garden to play with. The sun rises to the left front of the house and sets to the back right of the house. With this in mind and to make the most of the garden we will be orientating the living are to the back of the house. We had considered a typical 'L' shaped extension to the back right of the house but seem to end up with a room in the middle of the house with no windows. This will be our forever home and we would like4 bedrooms, a master with ensuite and walk-in wardrobe. I hope this all make sense and would really appreciate any advice that you have.

Can you clarify the size of the extension? Average UK house is 76sq metres. Is your extension going to double the size of this house?

The exisitng bungalow is 137sqm which I do understand is a large house. we're actually based in Ireland and this house is a typical style bungalow. Of the original house we will have to knock the entrance/utility to the back right as it is a flat roof extension which is in need of a lot of repair.

If you are going to do this - make sure the bedrooms have plenty of wardrobe space etc - don't scrimp ! Ideally every woman wants at least double the wardrobe space she already has !! And a walk-in wardrobe / dressing room is something that would earn any developer brownie points !! So if you have the space ... Use it well !! Breakfast areas in morning sunshine work well and evening sun in the lounge is good - inside outside fireplaces can work really well and everybody needs storage for summer /winter stuff (ski /scuba /suitcases etc ) so worth adding in storage somewhere accessible (like utility room ) for that sort of gear too ! This is an awesome opportunity for you ! Have fun !!!

To put hob on kitchen island or not to put hob on kitchen island?

Hi amfork, I went ahead & put the hob on my island & am delighted I did. I find it really is so much nicer looking out at the kids/my husband & being able to chat to them while I prepare meals as opposed to facing the wall with my back turned on everyone. I put a 4 ring induction hob on the island & put a 5 ring gas hob on counter facing wall. I did this as I have a large extended family & we frequently have get togethers. It’s great for catering for big events. However, I use the 4 ring induction hob on a daily basis. Hope this helps! Best of luck with your project, Claire

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. Extractor in meat free house?

Hi Ed I was struck by the similarity with our new kitchen layout. We recently renovated and I absolutely did not want either an overhead extractor (because I wanted to raise the ceiling), but also did not want to cut expensive quartz for a pop-up extractor which all seem to give trouble eventually and basically don't work! The solution was a German-made Bora induction hob with the downdraft in the middle of the hob. I have to say that it was the best investment we made! Ours could not be ducted outside (which is always the best option) without losing too much efficiency so we went for a filtration system. It works even better than I thought removing all smells and grease! It was really well worth the money. ...and no ugly hood blocking the view out! Watch the videos on the website - it actually does work exactly like that! They also do different options where you have gas on one side and induction hob on the other with the extractor in a panel between the two. Definitely an investment! You really do need extraction though as Fiona said. Strong cooking smells will will be absorbed into your furniture and soft furnishings in an open plan area. The best of luck with your project. If you put the extension on the other side than you were planning would you have more sun in the house?

Thanks Jonathandb1972. That looks like a lovely layout I really like the open plan but our driveway around the house will come from the left side so that's why we had thought of addiing the extension to the right. I'm sure we could use your idea on the right side and it would still throw in plenty of light. Regarding the rooms: the long room to the right is the current kitchen which is currently very dark and cold, the small room behind this is the utility, the two rooms to the left of this are a front living room and back lounge. The rooms left of this are 4 bedrooms a bathroom, hotpress and outside toilet. Thanks again for all your suggestions.
