How to make this flat a better functioning 2-bed!

Hello!

I'm considering buying this flat, but can't work out how the layout could be changed to make this a better functioning 2-bed. Currently the room going out onto the garden is used as a living room. The kitchen roof is a big sky light so I don't think it could be made into a bedroom. Would be more keen for the room leading onto the garden and the kitchen to become one big open plan living room/kitchen, but then I don't know how to create another bedroom from the rest of the flat!

Any help would be much appreciated!!

could you move the kitchen into the centre (current living area?), turn the old kitchen into a bedroom (think a bedroom skylight sounds nice, also there are blinds you can get) and potentially open up more to the room with the garden access, making that the official living room?

Have you considered an extension? You could get a great open plan kitchen/living space with this and it would give you scope for an additional toilet and more space for the second bedroom.

Hi Janis Unfortunately I am not in the Boston area - I live in Ireland! Yes there are red items in 3 of the main rooms, the kitchen, sitting room and tv room (library) - although we have pared those back now and it's not as overwhelming. thanks for all your help everyone, i really feel like it's made a big difference and am excited to finish the tv room and then refresh the play room. do you think I should move the piano to the sitting room? and would the jazz painting work in the tv room? speak later, thanks!

Lots of ideas....couldn't resist adding my two cents. i copied your photos and did a little cut and paste- it's messy, but hopefully gets the main idea across. i'd put your sofa in front of the large book case, chair by the fireplace, tv on the stand on the wall opposite the fireplace - so you can either look at the fire or the tv. Someone suggested using frames of one color for your photos - an inexpensive way to do that would be to spray paint them all a dark color-black goes with everything. Since your shelves are a medium tone wood, display things that are dark or light so that they contrast against the wood. Limiting your display items pallette to a few values usually helps to unify things. (I think that's why so many people want to paint the shelves or put inserts in the back to help your nice things read more clearly...some get lost). If you want to "splurge" -you may consider having a carpenter make a few solid tall cabinet doors to provide a visual break in the shelving. I'm showing 3 doors - 1 on the right side of the fireplace and 2 on the left to leave two open vertical shelves for display on each side - with things arranged to frame the fireplace as the focal point. To add some height to your big vases, consider stacking some books beneath them. Enjoy experimenting untill you get something you're happy with - good luck!

I would also definitely go white if the windows are on the green wall. Will be much more natural to tie the accent wall with the stark wht contrasting walls. Always a very chic contemporary look. Also very relaxing as opposed to the treatments standing out when you already have your standout feature- the green accent wall. Great white bed you ordered! Then I love all the blue/green/ silver accent advice. I did a similar room in purples/greys/ whites and we used great posted prints of florals with a little oriental flair in nice big mats w frames. You could do florals or nice big botanicals in greens would be very fresh and modern!! White or silver frames or maybe even the shock of black would be cool.

Adding width BEHIND THE BED - with a headboard (which doesn't have to be a "headboard"; it could be fabric, collection of mirrors, collection of pictures, a farm gate!, small chairs or stools) across the entire width. Matching bedside tables/bookcases/chests/ with LAMPS - useful storage for extra books, extra bedding, etc. CURTAINS always warm up a room. People will always feel colder away from home - provide an extra blanket or duvet to add to the bed. I notice there is no WARDROBE. Not really necessary for overnight guests (provide hooks on the back of the door) but useful for storing your out-of-season coats, etc. There is plenty of room behind the door. Buy one on eBay and paint it to suit your colour scheme.

Hi, Could you extend slightly, and create a small lightwell area off the back of the main house to then place your second bedroom there? That means you can leave the rear as the main living/kitchen and the front becomes the sleeping accommodation. Please let us know if you'd like to discuss further. Apologies for the rough sketch!
