shower or bath?? help me decide

We have a bungalow in a town - top floor is master bedroom with en-suite shower room.

Downstairs has two bedrooms and a small bathroom. It doesn’t exist yet but it’s only small so would only fit in either a 1600 bath or similar walk in shower with WC and sink so no room for both.
Neither of us take baths so we were set on just the shower as I find the shower-over-a-bath a bit awkward and not as sleek.

However, we have decided that we will probably sell this place now once it’s finished so want to appeal to a wider audience.

On one hand if we put in a shower there will be no bath in the house.
But
It is a bungalow (albeit with a room upstairs) so an older person or teens might prefer a walk in shower??

The agent we asked was on the fence so thought I would Poll it

Since you’re planning to sell the property and you already have a shower room upstairs I would say definitely a shower over a bath for this bathroom.

We are in a bungalow and have a full downstairs bathroom. We are family of 4, 2 kids under 10. We shower the kids now for ease, quickness. We bathed them til about age 6 only. From a selling point I would always assume there should be a bath somewhere....me I would do without. I have 3 baths, all unused!

Ha ha yes, we have never liked baths but this year we have a said a few time’s that I would like to sink into one. Well actually what I really want is a hot tub or Japanese bath as I prefer to sit in them so 🙈

Hi PCmom, sstarr and lefty47. Thanks a million for the comments and views. I'm taking it all on board. PCmom I like the frosted glass idea but I think it will block too much light. We are actually thinking of doing this though in our front sitting room as the window is floor to ceiling. Love the recycled lumber idea and it looks great in the photo - think my husband is hell bent on steel shelving though. sstarr - I'm gonna have a look at your profile pics now but I don't think we will have enough wall space for floor to ceiling pantry. lefty47 we are keeping the appliances for now. It is only the oven - its not the prettiest but its functional and we will most definitely get a new fitted one in the future. There are a few other pictures there of the room around and the left wall - can you not see them? If not I can try and add them again. I'm glad you liked the toilet paper. It took me ages to decide where to place that! What does everyone think about colours of the cabinets? I think we might go for a neutral tone on the wall (unless anyone can visualise anything better?) and either with the steel shelving or possibly the recycles ,lumber idea from PCmom? http://houzz.com/photos/3642990 This link kind of demonstrates the use of mosaics and the mirror idea I thought may be cool. Obviously they are vertical but I think it would work either way. Any pics of your tiles? I have seen your other post and know your suite is 'traditional' but another thing to consider I guess is the cost of the mosaics. £££ using lots may mean a big dent in your budget.

East Kent Eco - again thank you for your input. As a pro I wonder if you could offer your thoughts on a couple of scenarios 1 - Leave bath where it is - what would be involved in moving the shower 4-6 inches to the centre of the bath? I did consider the P shaped bath and will consider your suggestion for a shorter bath to allow room for the toilet, but I currently had to put in a door stop to protect the shower door from the entrance door handle and I would be concerned about a rounded door being even closer. If I left the bath where it is I have a couple of options, turning the toilet and cistern 90 degrees to the adjoining wall - see above for the considerations there, or I have also considered switching the toilet and sink. I would put the sink facing the wall where the cistern currently is have a large-ish vanity from the base of the bath to the wall, and the if the toilet was where the sink is it would not interfere with the doors for the hot press as the seat would be considerably lower than the sink is currently thus giving me the better access I want. In this scenario the main issue for me would be the toilet would be facing the entrance door, a bit unsightly but if it gave me the space I want I think I could live with the compromise. 2 - A bit more involved, but I have also considered moving the bath sideways along the short length of the room, shower end over the space where the cistern is currently and moving the sink and toilet to the space where the bath is currently. I think this would allow me room for a vanity and maybe also a tall storage cupboard for the towels and linens currently in the hot press. The obvious concern with this is the shower spray in the direction of the hot press, if I got the storage I needed elsewhere in the bathroom I wouldn't be concerned about those getting wet, but would want to ensure I don't end up with a leak over the stairs. Access would also be an issue if repairs were required for the shower pump or the hot water system. You would have to step into the bath to gain access. Is there a solution to waterproof the cupboard?

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. A bath wouldn’t fit upstairs and it’s all finished up there now so wouldn’t be worth the extra cost really.

Ah I know @E D.
It might be another couple of years before it happens as there is so much to finish still.
I love the house and the area but might get something a bit smaller we can make open plan. LOL.

As an oldie I would say the shower only, but if you are selling in the future I think the shower over bath would suit future buyers. Yes they are clunky, but the bath would be better if there are children and fine for people who can still manage clambering into the bath for a shower, so teenagers will be fine! As you already have a shower in the en suite I think this will cover all bases.

If we did go for a bath I was thinking about the lower profile ones as they are easier to step into.

I take more showers than baths but I wouldn’t buy a house without a bath. For resale, at least if you have a bath it won’t put the bath lovers off, especially those with young children.

@tbyrne - even if you could just swap out the shower for a bath in the future? Ie where we are putting the tray it could easily be replaced with a 1600 bath?

Trying to find a nice plain bath that has low sides so it’s easier to step into. Most come up for old people but they are a bit old fashioned. Anyone seen any low profile ones?

Tani, I have have to love the house. As your house will be completely refurbished not having a bath included would be a compromise as I’d probably be buying the house based on the Fact I don’t have to do any work. But if I loved the house if there was scope to add the bath it would be a pain but I guess I’d do it. And would also depend if there was another house as another front runner. I know I sound fussy!

Not fussy at all. It’s what I want to hear really as although we hate baths, other people might not.
We were set on a walk in shower before we decided that we might sell up so we want to make it as easy as we can for ourselves to sell.
