Design Dilemma Living Rooms

living room layout help

Hi, we are moving in to our new house in the next few months. Me and my wife are undecided on the layout for the living room - sofa / chair / TV stand etc Hopefully you can see the floorplan below. The radiator is on the left hand wall as you walk in. Can anyone advise on best way to maximise space and where to place items? Thanks

Do you already have furniture you’re wanting to keep? Or are you buying new?

Also do you have room dimensions? And which way does the room face? Are you limited by where an existing TV point is?

I’d imagine probably having the seating on the walls opposite the fire place and opposite the window in general terms...

Hi Gabby,

Thanks for your reply. We are leaving our existing furniture in the old house so buying everything new. I can try and dig out the room dimensions. As you walk in to the room, the fire place is opposite in the middle with the windows to the right hand side. i think the tv points are currently in the left hand corner but we can move this if needs be. There is a large radiator on the left hand wall as you walk in.

The long black one is the back garden door way.The smaller one on the same wall is the door way leading to extension;s corridor. The black square at the front is the door way to enter the room. The white squares are the supportive pillars for the back wall and the long one is the chimney breast. Thank you for your answer :)

Hi, I'm trying to rearrange my living room but having a bit of difficulty. The room has 3 doors in it (1 hall door, 1 kitchen door & 1 door for under the stairs). There's also a fireplace and then one large window. I'm trying to create space for while already having the likes of our tv, 2 & 3 seater sofas so to have the room prepared for when Christmas rolls around! Currently trying to redesign a living room and as it's quite a long and big room with loads of doors and we are finding it quite difficult. We haven't bought anything yet but I just done up a rough layout on a free website. There isn't a good are to put the TV and couch as there are double doors in the centre of the room. Please help!!

Hi there I’m building a new house and need to buy furniture as we are about 12-16 weeks out now. I have struggled with furniture layout as had originally been thinking of a corner couch in the middle or the roof so fire and tv would be visible when you sat down, but I drew it on floor in chalk and all it did was create a walkway around the couch with no real space for anything else - eg additional chair at the back end of the room etc. Felt to me like a waste of space and no function. I seem to have a lot of window and not so much wall to work with and as the ceiling is vaulted at the end where I have the fireplace seems to me would be odd not to orientate the furniture towards that view! I’ve drawn an alternative option in a programme I found online which I set out below with some pictures. The ceiling is vaulted to about 4.5 metres or so at the wall where the plant is in the picture below. Inset fire on that wall and tv on wall opposite over a sideboard. Any suggestions / improvements would be greatly appreciated- many thanks I’m advance!

Hi Tom

Would you consider doing any small structural changes? In an ideal world the door would be relocated opposite the window into the dining area. Thereby freeing up the long wall opposite the fireplace for a large sofa. This would also allow for light to flood your house from front to back when the door/s were open.

I could quickly draw up plans to illustrate our suggestions should you wish.

Hi Chi-Chi, that would be a great idea but we're already at the top end of our budget with us having the furnish the whole house.

We were maybe thinking of an L-Shaped sofa but my wife would like another chair in the room or we could opt for 2 medium size sofas (one against wall opposite fireplace and the other against wall with window) we are unsure though.

Consider doing some structural changes and buying secondhand for now. A radiotor, for example, works better under a window (convection). Relocating a doorway is also 'easier' before flooring and plaster/wallpaint.

To be of help we'll need measurements.
