help needed kitchen layout

Hi everyone, looking for some help with our kitchen layout!

We’re really torn on the sink position and whether to put it in the island or on the run. We plan to just have lower level units in the main bit of the kitchen, plus an integrated fridge/freezer and pantry.

I’ve included the room dimensions below so people can see it and also 3 options we were mulling over. We have a small 9x9cm steel post that we are planning to box in for the width of the oven and have slightly deeper cabinets. We’re also planning to have a cabinet for glasses in the area under the smaller roof light. Any thoughts appreciated.

Definitely not number 1 as the DW needs to be close to the sink for plumbing. Rinse off in the sink, place in DW without dragging wet plates across the floor.

Number 2 is better. Personally I don’t like to see a sink in an island as it makes it looks messy if you’re not a meticulously tidy person.

The long black one is the back garden door way.The smaller one on the same wall is the door way leading to extension;s corridor. The black square at the front is the door way to enter the room. The white squares are the supportive pillars for the back wall and the long one is the chimney breast. Thank you for your answer :)

HI Keerthi, the project turned out well, apart from the main house, I built a 9m x 6m building which I split in 2. The front 4.5m x 6m area is used for pressuried water system, gas burner and a multi fuel burner all to one side and fuels to the other. The is a door going into rear of building the same size. Theres a 3m wide by 1.2m window to the back of the bulding looking out into the garden with a glass door to the side. Its a fabulous plastered games room and may be used as a music practice room at some stage. There is a 600m floored attic for storage. I didnt get any feedback off site but still get great ideas for finishes within Houzz. Regards

In the main I agree with Patricia. I would move the dining table to the living area, move the living area to the kids room, move the island a little more to the right so it is just a little more over than the width of the entrance walkway, at the moment it is more to the left and almost interrupts the entry flow enough to keep catching your self on the edge, with the table moved it will allow this, plus there may be enough room for more storage on the right hand wall decorative or practical and naturally shallower than standard depth, consider what it would be used for then you can make an informed decision on depth. The island sink and bin are not far from the tall unit pantry and fridge, so no I don't think they are to far away, whatever you get from these places are to be opened probably by the sink or bin, or opened to eat from the packaging. Also why would you have a log burner and an aga in the same room unless your aga is an electric one? They both give of tremendous heat, an aga is constant and unless you have planned for other oven types it will be year round so summer as well, as Patricia mentioned bare in mind how the sun transits your house, where it's position is when you will be in these areas which I'm guessing will be most of the time. I know plenty of people who gave had " improvements revamps etc" to their kitchen dining living spaces with plenty of regrets, loads of glass to bring the outside in, underfloor heating and an aga, the underfloor heating is switched off you can't zone it to where you want it, and the aga gives of to much heat with the glass combined, all the hard surfaces, no acoustics were considered by the so called "architects" sound is a problem too, something else to consider, someone else had to have some of their new kitchen change to make room for an air conditioning unit because of the heat, this is very expensive to run constantly, summers are almost unbearable, these things also affect materials being used such as leather and wood drying out and cracking/splitting. I would go for option 2-

I also agree that a sink in the island isnt the best option to go for. Sink, bin and dishwasher should be close together.

I would keep the island as clean as possible or put the hob on it.

Another vote for no2. I think it’s just more ergonomic (and probably cheaper) to have the sink, DW, and bins all on the back wall.

Can turn round from the oven and get things out the pan draws behind, loads of space to put things down, won’t have people coming into the main kitchen bit between the oven and the island to get a drink or wash their hands :-)

I completely agree with the above comments and I would advise going for option two. It is so much more practical to group the sink, dishwasher and bin together and will save you having to walk from one end of the kitchen to the other. I wouldn't advise having the hob on the island either as depending on how much cooking you do this can create a lot of steam in the kitchen even if you had a good quality extractor fan.

I have an island with the hob and sink on the run - it works out better this way. And agree with the comments above having messy plates instantly visible on the island is not pleasing to see.

Have you thought about placing the hob on island? I can't recommend it enough! It's great for entertaining or even catching up with family as you are facing them whilst chatting rather having your back to them.

Have you got an interior designer involved in your project? I do recommend you get a designer's to have a look at your plans and advise you on the best use of space. Has your architect advised you about the golden triangle? Used in kitchen design, you should only be one step away from you most used appliance. So you could place your hob in the centre of the island and then have your back facing the sink. Plus you could have a downdraft extractor fan on the island so that you don't have one overhanging giving you a cleaner look.

I think you’d benefit from having the whole room drawn up to scale and then a few options of design to choose from. Without knowing lots more about you, and other factors it’s tricky to advise on a forum. We usually book a week to design a space like this when working on designs with our clients . I recently had a new kitchen in a new extension and went through the same thing - also Similar to yours.
Glad we had the sink on the back run out of the way with the DW and bin either side. The sink is always a mess and splashed everywhere! Things always get dumped in it even though we have a utility sink close by, lol.

Would definitely recommend a hob in the island as it looks like your space is a social space as you have another formal dining area and lounge? Would be a shame to have an island and not be able to cook facing your guests at it....

We went for a wide induction and above it is a neff extractor which works amazingly at sucking all the steam out no problem. I think it’s just about getting the right extractor and using it. Also in an open plan space the steam is less of an issue than in a small kitchen.

For the layout, I did a scaled cut out in cardboard of the rear and island and then cut outs of all the different options for drawers etc. Really helped and our final kitchen is exactly as I decided with the cutouts!
