Where to start with a project? Builder or architect for ideas?

Hi, we want to adapt some of the space in our 30s semi to better suit our needs now and in future. We don't need any extra habitable space as it's just two of us, we just want to reconfigure the existing space to incorporate a utility area and a storage/workroom. We also have a few other things that need doing including new and possibly bigger windows, and finally a new bathroom. We don't know where to start and having a fixed budget, we certainly want to ensure we get the best solution we can for our spend. Should we just get a few builders in for ideas/quotes, or do they expect the client to know exactly what they want from the get-go? Or would we be better getting an architect to come and see and give us some ideas. I'm not sure our budget would stretch to an entire architect-led building project, but I wondered if it's possible just to pay for a few hours of their time to get some ideas on what is possible. Has anyone else gone down this route and can advise?

There are lots of knowledgeable people on here who could advise on layout of you post a floor plan with measurements.

Are you in a conservation area? You would need planning permission if so.
If you are removing structural walls you would need a structural engineer to do calculations. And these, together with drawings would go into your council for building warrant.

I don't think you need an architect. Builders should be able to quote you based in the above.

If you’re not planning an extension, and aren’t a listed building with restrictions I don’t think you need an architect either.

If you’re not entirely sure of best layout options it may be worth considering hiring a concept designer or someone who specialises in floorplans and layouts like OnePlan in here - she comes highly recommended by various people on here and may give layouts you’d not thought of

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

If you are going to do this - make sure the bedrooms have plenty of wardrobe space etc - don't scrimp ! Ideally every woman wants at least double the wardrobe space she already has !! And a walk-in wardrobe / dressing room is something that would earn any developer brownie points !! So if you have the space ... Use it well !! Breakfast areas in morning sunshine work well and evening sun in the lounge is good - inside outside fireplaces can work really well and everybody needs storage for summer /winter stuff (ski /scuba /suitcases etc ) so worth adding in storage somewhere accessible (like utility room ) for that sort of gear too ! This is an awesome opportunity for you ! Have fun !!!

not alot happening at the moment, its winter! alotta rain, lotta. but i am bedding down to get this over with and maybe in the spring the spirits will rise once more. i hope so. i would love to feel i was doing something to keep my hopes and dreams alive, i dont see what i can do until the spring. when i bring the topic up, especially to those that moved away and came down this neck of the woods, they say they had friends who felt it was too far too and moved back home. i guess thats how i feel, thats what i want and i just want to be a bit more uplifted, i think rain dampens down things a bit!!! santa Ma Margaret!

I think you should consider the cost of all the finishing jobs such as installing the bathroom, new windows, redecorating, new flooring and lighting and then consider what money is left for a builder- this will help you decide if you are likely just taking down a wall in which case you probably only need a local builder. If you have available budget for bigger plans then you can consider designers or architects.
