Hi. All of our sinks do not have an overflow design. We have special drains with out overflow that would work with this drain. See attached picture.

Flowers in those flower boxes would be a good start, and then I'd tear out the conctrete or whatever the surface is next to the house and extend the driveway further out, closer to the camera, to make up for lost driveway space. The down spout must be removed from he driveway. The steps up to the house seem to be a confused assembly of different materials and should be reformed into a cohesive entry stairway, with plantings flanking it, or pots of greenery/flowers on it. The garage seems to be a different color from the house and if that is the came, I would change it echo the colors of the house. In the foreground of the photo is an opportunity for some beautiful landscaping. You have your work cut out for you, but nothing that you couldn't do over the next 3 months!

About your plumber saying "plumb layout is confirmed". That is a load of rubbish. It's fairly easy to move drains around (yes he might have to rip up some walls, but he can also do off-the-wall installations to avoid that). In a small bath proper placement is of the utmost importance!!! If you have the bathtub and shower next to each other that will be much better and then the glass separator idea should work. padmaramachandran's (see post above) setup sounds more reasonable to me as well (see first picture below). This is similar to your setup but as you have more space you could put in bath tub and shower where the picture only shows a bath tub. Also if you do it that way you could theoretically have a bidet or a wider wash basin (small double perhaps too). Example layout: Do you need a bathtub in the guest bath? If not you have a lot more room to work with. E.g. for a double wash basin and large walking shower and a bidet (2nd picture). Example of off-the-wall installation for toilet and bidet and a large walking shower. Finally if you ignore this advice and do it the way you planned ;) then I suggest you really thing about that glass separator. Doing it right will make a lot of difference (see 3rd picture). It seems that the objections of noise can be addressed with sound proofing in the area, and that precautions can be taken to minimize the damage of a possible leak. Why not ask the architect how to address all the concerns and see how much it will cost? This way you are making an informed decision rather not doing it because others think it is crazy. We have one in our kitchen and to address the noise and vibration, we reinforced the floor with a small concrete slab and bought a very quiet model of washer and dryer. And, you can always install an easy shutoff valve to turn off the water if you aren't using the washer. Good luck, and having the washer where you want it is not crazy!

Gosh, I've returned after a week travelling for work to loads more suggestions - thanks all! To respond specifically: - the house faces south so gets the lovely morning (and in the uk, sometimes the only) sun. - the husband has avoided putting plants in the planters due to maintenance and they're generally twee so comments here have confirmed to me that they will be coming out - love the idea of wooden boxes with the spiky plants and grasses - also like the concept of taking out the grass/bed/tree in front completely out and replacing with slabs - yes to lightening the windows - to the Barn company, I honestly don't mind the advice and I'd never seen sloping garage roofs. - nicking ideas from landscaping of new builds....great idea! - finally, Helen Scholes, I'm embarrassed about the spelling of kerb. Had no idea! Thanks again all.
