12 million house including 5 bedroom and 2 bathroom and a seperate dining and kitchen for 2 units...

Here's what I've found after living in and visiting many tract homes- LR-13x18 FR-12x16 (and that they not be in the middle of the traffic flow pattern aka many tract homes post ww2 till about the late 50's) Kitchen (no eating area) 9x11 DR/Nook or other eating area 10x10 Entry-at least 3'6" wide 4' better Bedrooms (good design would at least provide 2 good bed walls aka no doors or windows in it) MBR-12x13 w/ at least 10 linear feet of closets All other bedrooms-10x10 with at least 5 linear ft of closets all closets 2' deep, Baths-5x8 but 5x9 better if fixtures lined up on one wall and tub/shower at end 7x8 and 8x8 with the tub/shower fully accessible if it's 5 ft long 6x8 if it's a 3' shower (fixtures lined up on 2 opposite walls). If you look and many floor plans the best ones will have all of this. Note that square footage does not have to be a lot-ciculation/flow between rooms helps this.

If you are wanting to almost start over, I would paint in a soft blue or soft blue/green or soft green. These colors are restful, soothing and inviting. Wood floors will be great. I would get white bedding and maybe some colorful shams. White will work with anything else. Move the bed in the center of the wall. I would repaint the nightstand white and move it closer to the closet to be able to center the bed. Get another nightstand same height. Or get two new white taller night stands. You could get a small desk to go with the chair. Paint the chair white. Maybe window panels in a semi-sheer woven frint fabric. Place a dressing mirror on the back of the door. Take the colors from the drape for throw pillows on the bed. It will feel bright and fresh, yet restful. Something like this feeling Wall color and bedding

Losing a Bedroom

I am in the midst of redesigning my upstairs floor plan to incorporate a good size master/ensuite. We have a great plan; however it involves losing a small bedroom which we currently use as a study. Would you risk it? We currently have 5 bedrooms & only one and a half bathrooms & this would really help to make the interior more balanced, but I'm not sure if it would negatively impact the value of the house. TIA
