Rough cost to create open plan living

Hi All

I am thinking about knocking through some walls to create an open plan kitchen living dining area and moving the utility and WC to another part of the house.

I have attached photos of plans of what I have now (the drawing I’m colour) and what I am thinking of doing.

Would anyone have an idea of what this type of thing costs? Are we talking €20k, €50k 100k??

I suppose a ball park figure to see if this is something we could afford before we start contacting professionals and wasting there time!!

We are based in Ireland.

I assume you mean a wood burning stove as fireplace as opposed to a wood burning stove as cooking stove? Takes all kinds to make a world and it's not the first time I've seen the idea. It depends on the strength of the fan. Pulling too many cubic feet per minute may suck smoke and carbon monoxide into the living area from the stove. Make up air ventilation, outside air, is required for fans over a certain CFM. I can't quote code on this one, but the make up air prevents negative pressure within the house. A sealed combustion firebox is probably OK, the air for combustion on such a unit would also come form outside. The EPA rated wood burning fireplace from Fireplace Xtrodinaire is an example. If you are doing in-floor heating (hydronic heating) I would go with tile. If you are not, go with wood. That's from the energy and comfort perspective. It's OK to look at the two options and choose the one that's most attractive. Don't feel like you need to optimize for energy with every decision. Also, both flooring materials are reflective acoustically. Plan your other surfaces accordingly, or you'll drive yourself batty with echoes.

We have just bought a house and the renovation plans are coming together nicely, but the kitchen and sitting room area have me stumped! I love modern, open plan design, so I want to join the both areas to create a big family friendly space. The balcony is a fantastic feature of the house, so I'm thinking bifold doors the length of the kitchen to let in light and join the indoor & outdoor space. But that leaves very little options as far as I can see for placement of the kitchen cabinets. I have attached the floor plan of the relevant level of the house. Can anyone give me some brilliant ideas?
