Pitch of roof

I live in a 2 story colonial. Some years ago we added a deck and thought trees would give it nice natural shade. We were so wrong. Now we are contemplating putting a roof over it. How crucial is the pitch of the roof we want to put on?

The easy answer is that you can use any pitch. Typically it gets more technically difficult as the pitch gets lower. 3/12 pitch is the lowest pitch that can have standard asphalt shingles and even that low can be problematic in some applications. There are low pitch options for roofs with pitches lower than 3/12. Installation, drainage, and maintenance are more of a concern with low pitch and/or flat roof installations. They typically are more expensive too. We have installed high pitch and flat roofs and everything in between with success. There are also aesthetics to consider and second story windows, which are completely dependent on your particular situation. Typically a 2 story colonial will be one of the most forgiving styles to accommodate reasonably easy aesthetic solutions.

Hopefully, you have investigated your existing building conditions. Have you consulted with a structural engineer as to whether the third floor framing can hold the additional live load and existing rafters can handle the changes as well as increased insulation depth? Have you talked to the building department to determine whether the available floor area based on ceiling height meets zoning requirements? Is access doable with a stairwell from the 2nd floor that meets fire and building codes? These are just a few questions that need to be asked. You should consider consulting with an architect face to face to expedite feedback that would be pertinent to your situation rather than asking us to give advice at arm's length.

which roof is best for skylight?

Hi Rita, it depends on what type of skylight you want to go with. A velux or Keylite requires a minimum 15 degrees pitch wheras a coxdome or rooflight will work best on a flat roof. With a Velux you can add manual or motorised blind sto help with shading and heat control which is a big advantage. Hope This Helps..

I come across many old houses, such as the one you describe, that may seem like lost causes but have huge potential. When building to the back, many home owners think about the additional space they will gain, but don’t consider the impact the extension will have on existing spaces within the house. In the past, when they did think about light, they did such things as leaving the window in the old room to try to deflect some light from the new room. This led to unsightly extensions that looked as though they were lobbed onto the back of a house without becoming part of it. Generally, I would advise locating a new living, dining space and kitchen in the extension to the rear, and opening that room to the back garden through floor-to-ceiling glazing and doors. This will allow the natural daylight to flood the space and, importantly, provide you with a visual connection to the garden. When adding an extension to the back, though, you must remember that it will create a“middle area”, which is generally dark. My suggestion here is to put a lavatory or utility room, or both, into this space—these are two rooms that don’t need lots of light but can be valuable in your home. Another option would be to light the middle area by incorporating a roof window into the new extension, which will help to direct light into the darker spaces. The type of roof window to be installed will depend on the roof it is to be inserted into. For example, is it flat or pitched roof? We tend to use flat roofs as, unlike pitched roofs, they don’t break the eye line from your first-floor rear windows. Before you build an extension, though, you must ask if your house really needs it. Another option is to forgo the extension and any demolition and brighten up the existing rooms. There are clever tricks to transform a dark space. First, the use of lighter paint colours can help to create a brighter feel to the space and would be the least expensive way to approach the problem, although the end result will be limited. Avoid dark bulky furniture. You would be amazed at how much visual weight it adds to your space. For example, if you have a dark dresser, try swapping it with a lighter-toned table that has legs so that you can see the floor. Third,well-placed mirrors can visually expand a room and reflect light, making any space feel bigger and brighter. The dark feel of a house is often intensified by clutter. If you want a bright room, you should consider embracing minimalism. Good luck with your new home, and have fun in whatever you decide to do. hi all, i'm finalising floor plans for single storey new build. We like the layout generally but there are a few niggling things that we need advice on. 1. The sliding door /patio doors are in the family room- there is no door out from kitchen. Would people recommend having this in Kitchen OR Leaving it as is in the family room. 2. The hotpress /linen store size? is it too small? and also it's position accessing through utility. would people recommend this or not? 3. The exterior look has a mono pitch roof on the kitchen diner family room- would people recommend full height in kitchen diner and then reduce for family room? or vice versa. 4. The width of the kitchen family diner is 4.8m- is this enough to allow for island or should we consider going to 5m deep? 5. In general the house is North facing, do people feel that we are maximising light through use of windows and position of living areas? ( that's v general question-but i feel more could be done) I'd appreciate all opinions advice as I really don't want to make any obvious mistakes that I'll regret. thanks very much.
