Would it be possible to get the color and brand of the grasscloth wallpaper?

New build kitchen / dining too narrow ??

I am interested in a new build and one thing we would like is a second area to watch TV preferably in the kitchen dining area. We would also love a office space for working from home. This plan has caught our attention however we are worried the kitchen / dining area isn't wide enough to accommodate our wishes. Ideally we would like an island , kitchen table and then couch with TV. From the drawings I make out the width to be 3450 in kitchen area and gets slightly bigger maybe to 3650 in dining part. Would it all be too cramped ? I find things hard to visualise based off plans

The room has a nice feel but is a challenge in regard to furniture placement. Without structural changes, the best option would be to move the desk to the wall beside the double doors or to the wall bounding the kitchen and put a sofa (you may fit a three seater) to the left of the fireplace and buy two nice chairs on double door side of the fireplace. Something like this but without the middle sofa. A big mirror over the fireplace will help bounce light. Longer term, perhaps you should consider opening up the kitchen. You could put storage into that recessed area inside the door.

Belgian style renovation of small building to office/ studio

Hi, I would love some advice on the renovation of the building downstairs will be used as an office and upstairs as a studio/teenagers space downstairs. We would possibly like to include a small gym area. The aesthetic is Belgian style we will lime render the walls and keep it minimalist and design. We would like to remove the stairs from its current position as it eaten to a lot of space. However, a stairs is needed on the inside of the building or at some point to be able to access the upstairs. This does not have to meet regulations so can be small. We would also like to build on a lean to at the back of the building to house the plant and also a WC this would need to be accessed from both inside and outside. There is the possibility of putting a stairs up to the back as well and changing the existing top window into a door.
