Where do I begin???

I want to fill in the "return" of my small victorian terraced cottage. My intention is to move the kitchen to this area. I have never had building work done and have no idea where to start. Do I need an architect? How much do they cost for a small job like this? I have loads of ideas and no idea whether they are feasible or affordable... Any advice would be gratefully received. Thanks...

Yes, you will need an architect and maybe planning permission because you will be going right up to the boundary line. Planning permission is usually around £3k. Architects fees varies. You will most likely need an rsj in place. Many years ago I obtained a quote to do exactly the same as you are suggesting (it was in a very expensive part of town) and the quote was £25k. It actually put me off purchasing the property because the kitchen would have been tiny without it. Shop around for builders and not just opt for the one the architect suggests - he will be getting a cut from the builder if you use him and thus costing you more. There are plenty of quality builders who are prepared to commute for 30-45 mins so have a broad search area when trying locate one. Also, check that he hasn't been reported to Trading Standards.

Just a quick comment. Not all architects get a cut from the builder they recommend. I never have in 15 years, my reward is in seeing that the customer and the builder are happy and get on well and that the project looks as good as I designed it.

Wow, I really like this design and the rest of the house....really has a lovely flow to it and is very bright. My only concern with opening up the original living room to the hallway would be that the existing house is poorly insulated and would leave the front room cold during the winter. I imagine the existing front room as a dynamic room in that the doors to the dining room can be closed, a stove fire turned on and it would be a quiet reading/relaxing zone in the house. Though I must admit...the above example provided is really tempting. thanks Dytecture!

ohhh This is perfect!! What a great start! I think at the moment I'm a little overwhelmed by the possibilities! The house was really thoughtfully 'modernised' in the 60's, where they kept the fire places and the like, but it hasnt been updated since and it's a blank canvas.

I think your existing cupboard is superb and well laid out. Putting an air fryer and extractor would destroy it. Do you really use it that much to warrant a specific cupboard.
