reconfiguring floor plan layout and would love help please

Hi we are looking to renovate the top floor of our new house. The house is three storeys and was originally split in to three flats so needs some consideration to make it work for our family of four. My idea for these rooms is that the kitchen will convert to my sons en-suite, the other existing en-suite bedroom will be for my second son and my husband and I will have the room at the right as our bedroom and the second bedroom will be converted to our en-suite and walk in wardrobe. I would love to get ideas on how best to configure the layout to make optimum use of space and for plumbing with the additional en-suite being added. All ideas welcome. Thank you!

Given you want the kids to have Ensuite bedrooms does that mean they are old enough to sleep on a different floor to you? Could you spread out and have a better master suite?

Yes the current kitchen is half a floor down from the main bedroom and I would be happy for one of the boys to be there. I thought if we had the master bedroom at the front of the house and the room beside it as a bathroom and walk in wardrobe that would work well? I'm happy for the master bedroom not to be huge and to keep just the bed and bedside lockers in there if we can conceal all the clothes etc in the walk in wardrobe

HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

You could create an ensuite by borrowing space from the second bedroom, accessing it from the master. I would create one large luxury family bathroom by joining the current bathroom and the adjoining room into one. If you don't want to lose a room, you could swap the purpose of the two rooms, creating a medium sized bathroom and a small box room/study (expensive for some benefit). Lastly, if you really want to maintain the number of rooms but gain a bigger bathroom, you could move the family bathroom to the bottom, right-hand room, if plumbing allows. Hope this helps.

A few things I would change from experience...instead of a single and double door I would spend the extra money and put in a bifold corner section...would open up the space so much more. as for the kitchen...completely flip your design...put your breakfast bar closer to the window...make it large and multipurpose with the hob in it and then put your main band of cabinets either left, right or behind? We have recently restructured our existing cabinets to this layout and put in new countertops and it works far better than before!
