Purchased an 1880s Farm House in the country 1.5 hours from Portland, OR. In 2 years, I demo and hired contractors to update plumbing, electrical to code. I renovated 2 bathrooms (heated floor, jacuzzi; stacked efficiency laundry room) and pulled paneling to reveal shiplap. Cleaned and cleaned more. Lots of demo and hauling. Endless mowing, weed and blackberry thicket removal weekly on 1 acre property. Three barns/sheds. PAID OFF!!! Now worth $240K. Bought it for $125. Renovate key rooms high-end and let the buyers finish the bedrooms, halls etc. I bought high-end light fixtures and appliances at every January, close-out off-season sale.

This basement bathroom was remodeled by the previous homeowner and was completely out of wack (see before pictures) The challenge here is the sump pump is in the corner. So in order to still make it accessible we hid it in a cabinet.
The client wanted a make-up area so we provided a vanity space, but most of all the client wanted a moody modern gothic space. So we took dark elements like black cabinets, decorative appliques and wainscotting with a dark green above to create the look she wanted

This Master Bath has it all! The double shower shares a ledge with the extra deep copper soaking tub. The custom black and white tile work are offset by a smokey emerald green and accented by gold fixtures as well as another corner fireplace.

Materials include custom Dura Supreme Cabinetry, black exposed shower plumbing fixtures by Strom and coordinating faucets and accessories (thank you Plumbers Supply Co.), and Daltile tile throughout.

Looking out of this window whilst using the basin or bathing was key in our Spatial layout decision making. A vanity unit was designed to fit the cavity of the window perfectly whilst providing ample storage and surface space.
