At 1850 square feet, the Prairie Passive is an extremely energy efficient two bedroom, two bathroom home. Designed for aging in place and accessibility, the unique floor plan optimizes views of the harbor despite the narrow lot. Carefully placed windows and a screened outdoor entertaining area with gas fireplace, provide privacy and a place of refuge in the bustling public marina setting. True to the prairie style, the form was kept low and friendly with hipped roofs and broad overhanging eaves. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows ( http://www.zolawindows.com/) . Zola’s Thermo Wood line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. Natural daylight enters both from the Zola tilt & turn and fixed windows in the living and dining areas, and through the terrace door that leads seamlessly outside to the natural landscape. Working closely with the home owners and the builder, Jess Alway, Inc., Patty Jones of Patty Jones Design, LLC selected and designed interior finishes for this custom home which features distressed oak wood cabinetry with custom stain to create an old world effect, reclaimed wide plank fir hardwood, hand made tile mural in range back splash, granite slab counter tops with thick chiseled edges, custom designed interior and exterior doors, stained glass windows provided by the home owners, antiqued travertine tile, and many other unique features. Patty also selected exterior finishes – stain and paint colors, stone, roof color, etc. and was involved early with the initial planning working with the home architectural designer including preparing the presentation board and documentation for the Architectural Review Committee.

Your hallway or hall is the place you usually enter and exit the house, meaning it’s usually the place you want to load up or unload all your outdoor items – coats, jackets, umbrellas, hats, shoes, scarves, and often bags and keys, too. However, narrow hallways are common in a lot of UK and Irish properties so hallway storage can sometimes be hard to achieve. The type of rustic hallway storage ideas that would suit your home will always depend on the available space and flexibility you have in your space – if feasible, built-in storage like cupboards and under-stairs storage will really help, but if not, there’s hallway furniture, hooks, racks and rails that can come to the rescue. Because of their layout, walls can be the best feature of a hallway and offer the perfect opportunity for wall art, though anything too elaborate may be wasted for lack of room to stand back and admire. Instead, a picture wall with a collection of framed photographs or prints can make a lovely feature, as can adding rustic wall decor such as clocks, hanging plants, prints or posters for decorative details that are easy to change. Hallway wallpaper is making a big comeback as it’s another way to add lots of character, colour and style to a small space like a hall or landing. Rustic Landing furniture ideas

The landing at the top of your staircase is too often a neglected but can provide valuable, flexible, additional space. The golden rule of furnishing landings is to ensure stairways aren’t impeded, but even with limited floor space this is an area that affords ample opportunity for furniture and design. Some rustic landings may have enough room for furniture such as seating or bookshelves to create a quiet reading area, or a desk and shelving to provide a makeshift work space. Even if your landing is on the smaller side, use rustic landing ideas such as a small rustic hall table or stool accessorised with a table lamp, an antique bowl or flowers, which will add interest. A beautiful window seat can be the prize feature of a house, so if you have a bay window on your landing it seems a crying shame not to make the most of it. For a built-in option, seating with added storage can be installed under the window; alternatively, simply placing a cabin style bench, miniature sofa or chaise longue in the window will add charm to your landing.
