A gorgeous and glamorous 687 sf Loft Apartment in the Heart of Downtown Los Angeles, CA. Small Spaces...BIG IMPACT is the theme this year: A wide open space and infinite possibilities. Alair Homes South TampaDuring the planning phase we undertook a fairly major Value Engineering of the design to ensure that the project would be completed within the clients budget. The client identified a ‘Fords Garage’ style that they wanted to incorporate. They wanted an open, industrial feel, however, we wanted to ensure that the property felt more like a welcoming, home environment; not a commercial space. A Fords Garage typically has exposed beams, ductwork, lighting, conduits, etc. But this extent of an Industrial style is not ‘homely’. So we incorporated tongue and groove ceilings with beams, concrete colored tiled floors, and industrial style lighting fixtures.
During construction the client designed the courtyard, which involved a large permit revision and we went through the full planning process to add that scope of work.
The finished project is a gorgeous blend of industrial and contemporary home style.
Robeson DesignInterior Designer Rebecca Robeson designed this downtown loft to reflect the homeowners LOVE FOR THE LOFT! With an energetic look on life, this homeowner wanted a high-quality home with casual sensibility. Comfort and easy maintenance were high on the list...
Rebecca and team went to work transforming this 2,000-sq. ft. condo in a record 6 months.
The team at Robeson Design on executed Rebecca's vision to insure every detail was built to perfection.
18 linear feet of seating is provided by this super comfortable sectional sofa. 4 small benches with tufted distressed leather tops form together to make one large coffee table but are mobile for the user's needs. Harvest colored velvet pillows tossed about create a warm and inviting atmosphere. Perhaps the favorite elements in this Loft Living Room are the multi hide patchwork rug and the spectacular 72" round light fixture that hangs unassumingly over the seating area.
The project was completed on time and the homeowners are thrilled... And it didn't hurt that the ball field was the awesome view out the Living Room window.
In this home, all of the window treatments, built-in cabinetry and many of the furniture pieces, are custom designs by Interior Designer Rebecca Robeson made specifically for this project.

Interior Trends Inc. Design & RemodelingThe owners of this downtown Wichita condo contacted us to design a fireplace for their loft living room. The faux I-beam was the solution to hiding the duct work necessary to properly vent the gas fireplace. The ceiling height of the room was approximately 20' high. We used a mixture of real stone veneer, metallic tile, & black metal to create this unique fireplace design. The division of the faux I-beam between the materials brings the focus down to the main living area.

Glass House:
The design objective was to build a house for my wife and three kids, looking forward in terms of how people live today. To experiment with transparency and reflectivity, removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. To construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. To tell a story of how the house is built in terms of the constructability, structure and enclosure, with the nod to Japanese wood construction in the method in which the concrete beams support the steel beams; and in terms of how the entire house is enveloped in glass as if it was poured over the bones to make it skin tight. To engineer the house to be a smart house that not only looks modern, but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades/blinds, HVAC, communication/audio/video, or security. To develop a planning module based on a 16 foot square room size and a 8 foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The base of the interstitial spaces also become skylights for the basement gallery.
This house is all about flexibility; the family room, was a nursery when the kids were infants, is a craft and media room now, and will be a family room when the time is right. Our rooms are all based on a 16’x16’ (4.8mx4.8m) module, so a bedroom, a kitchen, and a dining room are the same size and functions can easily change; only the furniture and the attitude needs to change.
The house is 5,500 SF (550 SM)of livable space, plus garage and basement gallery for a total of 8200 SF (820 SM). The mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hardscapes, all centered on a suburban one-acre lot.
