The lower level of this modern farmhouse features a large game room that connects out to the screen porch, pool terrace and fire pit beyond. One end of the space is a large lounge area for watching TV and the other end has a built-in wet bar and accordion windows that open up to the screen porch. The TV is concealed by barn doors with salvaged barn wood on a shiplap wall.

Family/entertainment space with oak casework and matt charcoal concrete floor. Glass sliding doors open to the patio and garden. The concrete floor outside has the same hue as the interior one but the texture is more pronounced to prevent slipping.

This house was only 1,100 SF with 2 bedrooms and one bath. In this project we added 600SF making it 4+3 and remodeled the entire house. The house now has amazing polished concrete floors, modern kitchen with a huge island and many contemporary features all throughout.

When Hurricane Sandy hit, it flooded this basement with nearly 6 feet of water, so we started with a complete gut renovation. We added polished concrete floors and powder-coated stairs to withstand the test of time. A small kitchen area with chevron tile backsplash, glass shelving, and a custom hidden island/wine glass table provides prep room without sacrificing space. The living room features a cozy couch and ample seating, with the television set into the wall to minimize its footprint. A small bathroom offers convenience without getting in the way. Nestled between the living room and kitchen is a custom-built repurposed wine barrel turned into a wine bar - the perfect place for friends and family to visit. Photo by Chris Amaral.

This basement was turned into the ultimate man's cave and wine cellar. Beautiful wood everywhere. This room is very understated making the game table the focal point, until you look across the room to the wonderful wine cellar.

ADU or Granny Flats are supposed to create a living space that is comfortable and that doesn’t sacrifice any necessary amenity. The best ADUs also have a style or theme that makes it feel like its own separate house. This ADU located in Studio City is an example of just that. It creates a cozy Sunday ambiance that fits the LA lifestyle perfectly. Call us today @1-888-977-9490
