This home combines function, efficiency and style. The homeowners had a limited budget, so maximizing function while minimizing square footage was critical. We used a fully insulated slab on grade foundation of a conventionally framed air-tight building envelope that gives the house a good baseline for energy efficiency. High efficiency lighting, appliance and HVAC system, including a heat exchanger for fresh air, round out the energy saving measures. Rainwater was collected and retained on site. Working within an older traditional neighborhood has several advantages including close proximity to community amenities and a mature landscape. Our challenge was to create a design that sits well with the early 20th century homes in the area. The resulting solution has a fresh attitude that interprets and reflects the neighborhood’s character rather than mimicking it. Traditional forms and elements merged with a more modern approach. This dining room features a large distressed table flanked by a church pew on one side and mismatched dining room chairs on the other. A large buffet sits against an amazing exposed brick wall. The walls feature old recipes from grandma framed along with grandma's china mixed with some other beautiful pieces. The dining room also has an amazing pressed tin ceiling and Castle Comb wood floors.

This 1850s farmhouse in the country outside NY underwent a dramatic makeover! Dark wood molding was painted white, shiplap added to the walls, wheat-colored grasscloth installed, and carpets torn out to make way for natural stone and heart pine flooring. We based the palette on quintessential American colors: red, white, and navy. Rooms that had been dark were filled with light and became the backdrop for cozy fabrics, wool rugs, and a collection of art and curios.
