This "Palatial Villa" is an architectural statement, amidst a sprawling country setting. An elegant, modern revival of the Spanish Tudor style, the high-contrast white stucco and black details pop against the natural backdrop. Round and segmental arches lend an air of European antiquity, and fenestrations are placed providently, to capture picturesque views for the occupants. Massive glass sliding doors and modern high-performance, low-e windows, bathe the interior with natural light and at the same time increase efficiency, with the highest-rated air-leakage and water-penetration resistance. Inside, the lofty ceilings, rustic beam detailing, and wide-open floor-plan inspire a vast feel. Patterned repetition of dark wood and iron elements unify the interior design, creating a dynamic contrast with the white, plaster faux-finish walls. A high-efficiency furnace, heat pump, heated floors, and Control 4 automated environmental controls ensure occupant comfort and safety. The kitchen, wine cellar, and adjoining great room flow naturally into an outdoor entertainment area. A private gym and his-and-hers offices round out a long list of luxury amenities. With thoughtful design and the highest quality craftsmanship in every detail, Palatial Villa stands out as a gleaming jewel, set amongst charming countryside environs.

A modern-contemporary home that boasts a cool, urban style. Each room was decorated somewhat simply while featuring some jaw-dropping accents. From the bicycle wall decor in the dining room to the glass and gold-based table in the breakfast nook, each room had a unique take on contemporary design (with a nod to mid-century modern design). Designed by Sara Barney’s BANDD DESIGN, who are based in Austin, Texas and serving throughout Round Rock, Lake Travis, West Lake Hills, and Tarrytown. Though undecided about selling or staying in this house, these homeowners had no doubts about one thing: the outdated forest green powder room had to go, whether for them to enjoy, or for some future owner. Just swapping out the green toilet was a good start, but they were prepared to go all the way with wainscoting, wallpaper, fixtures and vanity top. The only things that remain from before are the wood floor and the vanity base - but the latter got a fresh coat of paint and fun new knobs. Now the little space is fresh and bright - a great little welcome for guests.

The design challenge was to enhance the square footage, flow and livability in this 1,442 sf 1930’s Tudor style brick house for a growing family of four. A two story 1,000 sf addition was the solution proposed by the design team at Advance Design Studio, Ltd. The new addition provided enough space to add a new kitchen and eating area with a butler pantry, a food pantry, a powder room and a mud room on the lower level, and a new master suite on the upper level. The family envisioned a bright and airy white classically styled kitchen accented with espresso in keeping with the 1930’s style architecture of the home. Subway tile and timely glass accents add to the classic charm of the crisp white craftsman style cabinetry and sparkling chrome accents. Clean lines in the white farmhouse sink and the handsome bridge faucet in polished nickel make a vintage statement. River white granite on the generous new island makes for a fantastic gathering place for family and friends and gives ample casual seating. Dark stained oak floors extend to the new butler’s pantry and powder room, and throughout the first floor making a cohesive statement throughout. Classic arched doorways were added to showcase the home’s period details. On the upper level, the newly expanded garage space nestles below an expansive new master suite complete with a spectacular bath retreat and closet space and an impressively vaulted ceiling. The soothing master getaway is bathed in soft gray tones with painted cabinets and amazing “fantasy” granite that reminds one of beach vacations. The floor mimics a wood feel underfoot with a gray textured porcelain tile and the spacious glass shower boasts delicate glass accents and a basket weave tile floor. Sparkling fixtures rest like fine jewelry completing the space. The vaulted ceiling throughout the master suite lends to the spacious feel as does the archway leading to the expansive master closet. This elegant traditional powder room has little bit of a contemporary edge to it with the unique crystal wall sconces added to the mix. The blue grass clothe has a sparkle of gold peaking through just enough to give it some shine. The custom wall art was done by the home owner who happens to be an Artist. The custom tall wall paneling was added on purpose to add architecture to the space. This works perfectly with the already existing wide crown molding. It carries your eye down to the new beautiful paneling. Such a classy and elegant powder room that is truly timeless. A look that will never die out. The carrara custom cut marble top is a jewel added to the gorgeous custom made vanity that looks like a piece of furniture. The beautifully carved details makes this a show stopper for sure. My client found the unique wood dragon applique that the cabinet guy incorporated into the custom vanity.

This powder room is designed to transition into the back hallway of home, coordinating with the wallpaper in hallway and the hickory hardwood flooring. Brown and beige floral wallpaper accents the selections of white cabinetry, gray quartz countertop, white under mount sink, chrome faucet and brushed nickel drawer and cabinet pulls. An embellished traditional styled bathroom mirror finishes the room.

In the powder room, we used a wall covering made of straw which is reminiscent of Japanese “Charred Wood” art. The freestanding vanity features a light travertine top. A sophisticated black and gold mirror frame is adorned with Sanskrit scriptures.

We did a full gut on this powder room- new vanity, mirror and lighting. We added wallpaper to the back wall only to keep cost down but add a pop of texture.

The 1790 Garvin-Weeks Farmstead is a beautiful farmhouse with Georgian and Victorian period rooms as well as a craftsman style addition from the early 1900s. The original house was from the late 18th century, and the barn structure shortly after that. The client desired architectural styles for her new master suite, revamped kitchen, and family room, that paid close attention to the individual eras of the home. The master suite uses antique furniture from the Georgian era, and the floral wallpaper uses stencils from an original vintage piece. The kitchen and family room are classic farmhouse style, and even use timbers and rafters from the original barn structure. The expansive kitchen island uses reclaimed wood, as does the dining table. The custom cabinetry, milk paint, hand-painted tiles, soapstone sink, and marble baking top are other important elements to the space. The historic home now shines. Eric Roth
