Metropolis Drafting and Construction IncAn original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow.
The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories.
With continuation of the exiting architectural style of the existing home.
A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest.
An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day.
Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above.
The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build.
The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy.
In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway.
The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room.
The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed.
We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas.
The opening to the living room remained only at 8’ to keep a division of space.

laurieladowThis Transitional Master Bathroom Update in a 1990s style home takes on 2021 with Calcutta Gold Marble Tile accented with handmade custom Triangle Tile and a 96" dual sink Walnut Vanity with towel shelves. Replaced the 1990s built in Jacuzzi tub with a Freestanding Soaking tub and used the electric to add a heated floor. Additions of the 48" floating Walnut Shelf, Walnut partition wall topper and Walnut Frame around mirror bring warmth to the space. Zura line fixtures from Delta used for all plumbing and towel bars.
Kate Savitch DesignThis dated 80s bathroom needed a real transformation. After removing the *cough* carpet from the floor and giant corner tub, we added a larger shower, private WC and gorgeous free-standing tub. The vanity is rift cut white oak with white quartz countertops. Marble-like porcelain flooring and marble wall tile complete the space.

Lightpoint DesignsThanks to a leaking shower pan liner in the home we purchased four years ago, we got to design a project for ourselves! By maximizing the existing space, we were able to add a gorgeous soaking tub and a two-person shower. While reusing our existing vanity, we added a new quartz countertop and hardware to give it an updated look. We also added in some extra fun treats such as color-changing LED recessed lights, sleek LED defogging mirrors, heated floors, and a heated towel rack. The unusual glass double doors were replaced with a large barn door to reduce wasted floor space when the door is open. The small arch top window was converted to a large horizontal sliding window to bring the outside in and natural materials in soft blue and beige tones create a spa-like oasis that we enjoy every time we enter.
Irene DesignsThis Master Suite while being spacious, was poorly planned in the beginning. Master Bathroom and Walk-in Closet were small relative to the Bedroom size. Bathroom, being a maze of turns, offered a poor traffic flow. It only had basic fixtures and was never decorated to look like a living space. Geometry of the Bedroom (long and stretched) allowed to use some of its' space to build two Walk-in Closets while the original walk-in closet space was added to adjacent Bathroom. New Master Bathroom layout has changed dramatically (walls, door, and fixtures moved). The new space was carefully planned for two people using it at once with no sacrifice to the comfort. New shower is huge. It stretches wall-to-wall and has a full length bench with granite top. Frame-less glass enclosure partially sits on the tub platform (it is a drop-in tub). Tiles on the walls and on the floor are of the same collection. Elegant, time-less, neutral - something you would enjoy for years. This selection leaves no boundaries on the decor. Beautiful open shelf vanity cabinet was actually made by the Home Owners! They both were actively involved into the process of creating their new oasis. New Master Suite has two separate Walk-in Closets. Linen closet which used to be a part of the Bathroom, is now accessible from the hallway. Master Bedroom, still big, looks stunning. It reflects taste and life style of the Home Owners and blends in with the overall style of the House. Some of the furniture in the Bedroom was also made by the Home Owners.

Heidi Reis / Abode Agency LLCThis Grant Park house was built in 1999. With that said, this bathroom was dated, builder grade with a tiny shower (3 ft x 3 ft) and a large jacuzzi-style 90s tub. The client was interested in a much larger shower, and he really wanted a sauna if squeeze it in there. Because this bathroom was tight, I decided we could potentially go into the large walk-in closet and expand to include a sauna. The client was looking for a refreshing coastal theme, a feel good space that was completely different than what existed.
