1. Make Your Floor Plan Work for You
This 1,200-square-foot Red Bank condominium may be small, but it packs a wallop of a design punch. “The owners wanted to capitalize on the water views throughout the interior,” Rich says. “And they wanted the kitchen to be the heart of the house.” To achieve both goals, Rich first removed a wall dividing the galley kitchen from the hallway, then extended the island into the newly accessible open area to create a counter. “People can hang out, but there’s still plenty of room for walking around,” she says.
To incorporate the stove into the island’s design, Rich elbowed the gas pipes under the counters, up the walls and along the ceiling. The new soffit above the island hides the pipes and adds visual interest as well as lighting. “It’s a nice architectural feature that transforms the space from a plain vanilla box,” Rich says.
Removing the kitchen wall took away storage space, so Rich made the floor plan work a little harder. She added a bank of cabinets along an underutilized hallway to provide a pantry and storage space, then painted them deep gray to define the area. “They add much needed cabinetry to the kitchen while being visually separate,” Rich says. “Now the light and views reach throughout the home.”

2. Create a Sanctuary of Wellness
Bigger isn’t necessarily better when it comes to creating a spa-like bathroom. “Instead, consider your family’s needs and then design from there,” Rich says. A sleek, high-tech bathtub is the focal point of this Monmouth County bathroom. With spa jets, light chromotherapy and a temperature-controlled neck rest, the modern tub is an oasis of calm and slim sleek profile.
Rich complemented the smooth plumbing fixtures with textured off-white wallpaper. In the opposite corner, the freestanding shower is finished in a flat river rock tiled floor and features a rain shower head. “There’s a very nice foot massage feel whenever you take a shower,” Rich says. Soft LED lights and a smart no-touch, self-cleaning toilet add to the room’s sense of no-fuss luxury.

3. Notch Out a Space
Sometimes you have to think outside the box to get the most from an existing space, Rich says. To create a much-needed home office in this Sea Bright home, she honed in on an under-utilized closet in the family room. “Nobody thought ‘office’ when they looked at that closet,” she says. “But I saw the possibilities by borrowing footage from the adjacent garage.” She did it without compromising functionality in the other rooms.
The office’s custom built-in desk, file cabinets and office storage were designed to coordinate with the adjacent family room. “We added glass doors to give the space privacy and light, without a closed-in feeling,” Rich says. “It’s a great example of how you can borrow a space from adjacent areas to create what you need.”
