That's easier. All the children upstairs, and combine the 2 downstairs bedrooms and bathrooms as a master suite. The corner room becomes a luxuriously large walk in closet/dressing room with the addition of closet rods and dressers. The other bedroom holds only the bed - remove the fireplace if you need to. You each have your own bathroom. Add a double door from the hallway for more privacy.
There's no renovation except the addition of the double door, and by simply removing the closet rods in the dressing room you still have a 5 bedroom house when it comes time to sell.
