Interesting challenge. Personally, looking at the room dimensions and your desire for a fairly large TV, I'd probably just take the "risk" and go with a TV above the fireplace. I've never personally hear of anyone having major issues with such an arrangement. If you were that worried, you could perhaps build some sort of a "frame" which sits out further than the TV to deflect any heat away. Alternatively, consider an arrangement like the first of Minnie's recent pics, where the cupboard part of the bookcase arrangement is actually an angled cupboard (my preference over L-shaped cupboards) to give you more width to play with. Your radiator will be the limiting factor, but I think you should have some decent width.

agree with lisa above, I would have a tall dresser there. or if you don’t want to buy a new piece of furniture, centralise the sideboard and add shelves above like the pic sonia posted.

I saw this pic in another thread and really liked it, its identical to my hallway, im now thinking of creating an understairs storage in the dining room and basically doing something like this with the corridor with a bigger mirror and more flush light

I’d also recommend DIY kitchens. Ours has been in for 7 years & still looking good. They also come pre-assembled which should save on time & fitting costs. Our fitter always used Howdens by choice but commented that the DIY kitchen ones were better quality inc fittings, such as drawer sliders (& that was at the lower end of the DIY kitchen price range).

There are clear and obvious advantages to having a gas isolation valve and meter cited outside, for the owner and fire brigade. Hence new meters are generally installed outside. However it's important to be careful advising people that it is a requirement to have their meter moved without actually making reference to a credible source eg government regulations which are all online. It would be awful if people were being asked to part with money to move their meter when it isn't actually required.

Thank you for the feedback. The green in person is a bit darker. But I agree with you that it kind of clashes a tiny bit with a rug. I'm not sure I want to replace the rug but it was so inexpensive that I just might if I go with the green.  I do feel the green color works better with the accent chair. I feel the accent chair gets lost with the mulberry color
