Cost of finishing wooden floors

Hello i am buying my first flat, acquiring it in September.
It has been a rental for past 30 years so in rough state. Carpets have recently been removed in most of the maisonnette but then the wooden floors below have been left as they are.
When i acquire it i want to get floors done before i move in.
Anyone have any advice on this?
Hammering proud nails, sanding, making it even, filling holes etc.
And most importantly sealing it, and with what? So it lasts.
And finally how long it takes and how much it costs? I heard 48 hours to dry properly sometimes?
