Cost of finishing wooden floors

Hello i am buying my first flat, acquiring it in September.
It has been a rental for past 30 years so in rough state. Carpets have recently been removed in most of the maisonnette but then the wooden floors below have been left as they are.
When i acquire it i want to get floors done before i move in.
Anyone have any advice on this?
Hammering proud nails, sanding, making it even, filling holes etc.
And most importantly sealing it, and with what? So it lasts.
And finally how long it takes and how much it costs? I heard 48 hours to dry properly sometimes?

I sanded my wooden floor a few years ago. We hired a sander (check costs via a hire firm). It created an awful lots of dust so you need to Hoover and wash it several times. We used a floor varnish to seal it. We did a coat just before going to bed and it was dry by the morning. We did 3 coats. Hardwearing? I didn’t find it so, but I had 2 dogs who scratched it a lot! We’ve had to sand and varnish it a few times and in the end I laid laminate on top which is a lot more hardwearing. However, sanding and varnishing is certainly a budget solution to flooring.

Wooden floors look lovely, BUT, if you’re on the first floor make sure you’re allowed to have stripped floors. Very noisy for neighbours below.

...... sometimes even the ugliest just needs to be cleaned. A contractor turned us onto a product called Rejuvenate http://www.rejuvenateproducts.com/ This product can work miracles on anything wood. Can be purchased at Walmart to Home Depot. Read directions carefully and try on a spot first (closet floor) to see if this solves your problem. I used it on "hopeless" floors in a 70 year old house - hubby thought I had new floor installed while he was gone! Same applies to cabinets. Just sayin....

If you are doing in-floor heating (hydronic heating) I would go with tile. If you are not, go with wood. That's from the energy and comfort perspective. It's OK to look at the two options and choose the one that's most attractive. Don't feel like you need to optimize for energy with every decision. Also, both flooring materials are reflective acoustically. Plan your other surfaces accordingly, or you'll drive yourself batty with echoes.

First before you think of putting grey on your walls take into account the light in your kitchen. Where do you live? Is it sunny most of the year? Is your sky grey 4 to 6 months of the year in the winter and spring? Grey can be very depressing when you are surrounded by it day after day. My vote is for white walls or a light color. You also have to take into account what the other rooms are painted that are open to the kitchen's sight line.

Hi all, We are in the process of renovating a 1980's two storey house. I'm looking at the large living room at the moment, the chimney breast has been blocked and we plan to break it back out and add a stove. See pictures of the room as is below: Room Size: The chimney breast is very wide and quite shallow so I am not sure how best to finish it without the stove looking lost....
