Floorplan help please!

last year

We are currently trying to decide on a floor plan for our upcoming renovation. I have attached our current floor plan.

The idea is that we will convert the conservatory into a proper extension and that will be our kitchen/diner. The walls for bedroom 3 will come down so that you can access the kitchen from the hall. This is where we have a problem, however. We would like to add a utility to the bedroom 3 space but in a way that will not compromise on how you access the kitchen or in a way that will look odd from the hallway. Any suggestions?

I want to design a whole section of my house. It involves knocking walls etc. but when finished I will be left with a space 20 ft wide x 16.5 ft long leading off a living room & separate corridor to a garden. Room height will be 8ft. Currently there is a window & sliding patio door, but ideally I would like to replace with an entrance (nothing fancy) & glass wall or bi-fold doors. Very rough sketch of the space attached.

Dear Éilíse Sullivan, the mahogany wardrobe looks like a great project! The image is too small for me to see the details of it; it looks like has glass/metal door at the top part and design details on the draws. If you send me a better quality image and with the door closed I can visualised it for you in any other colour you like if it helps. Replacing part of the furniture (glass) with solid panels covered in wall paper or fabric, using decoupage for the inside of the drawers or muted colours on the outside and brights on the inside ... are all possibility depending in which room you want to place it and what you are going to use it for. Are you going to do it for yourself, just for fun or to sell/present? I would paint the back panel in a darker colour, also the inside of the wardrobe part and all the horizontal and vertical straight lines to frame the different units: draws, 'open shelf' cabinet at the top and door. I would go for wall paper on the inside of the draws, something sympathetic with the darker tone on the back panel ... the handle can stay or be replaced (I need a closer look); they can really give a wist to the furniture if changed. For the choice of colours ... it really depend on where it goes and what you want to do with it. The room's images you posted are quite different in style. You could try to 'blend' the piece in to the room's design scheme by choosing complementary colours or go the opposite and bring in a bold statement. I like bold statements! hi all, i'm finalising floor plans for single storey new build. We like the layout generally but there are a few niggling things that we need advice on. 1. The sliding door /patio doors are in the family room- there is no door out from kitchen. Would people recommend having this in Kitchen OR Leaving it as is in the family room. 2. The hotpress /linen store size? is it too small? and also it's position accessing through utility. would people recommend this or not? 3. The exterior look has a mono pitch roof on the kitchen diner family room- would people recommend full height in kitchen diner and then reduce for family room? or vice versa. 4. The width of the kitchen family diner is 4.8m- is this enough to allow for island or should we consider going to 5m deep? 5. In general the house is North facing, do people feel that we are maximising light through use of windows and position of living areas? ( that's v general question-but i feel more could be done) I'd appreciate all opinions advice as I really don't want to make any obvious mistakes that I'll regret. thanks very much.

Hi Sheona, No problem at all, I love doing them :) Glad you liked the previous plan, I know the feeling sometimes when you have been looking at something for so long it is impossible to make decisions :) I had a think last night about your other question about putting the utility near the kitchen. I can up with a few changes. I'm not sure if it is possible as I only had the plan to go on, but I thought I'd send it your way and it might help. My idea was to move the entrance to where the old utility room was, then put the new utility beside the kitchen in the old entrance way. I combined the old bathroom to make a bedroom, added a toilet and increased the side of the Den. As I said, these are just ideas and I have no idea if this is possible but hope it helps :) If you have any questions, please feel free to reach out to me :) Good luck with the build

Do you want to be able to access the utility from the hall and / or the kitchen? Could you consider a wall halfway into the bedroom 3 space and use that as the utility? Would need a good extractor fan - and maybe some clerestory internal windows if you want natural light. Then you could have a door either side of that new wall - from hall-to-kitchen and kitchen-to-utility. And if needed a hall-to-utility door. I’d consider making the door from kitchen to utility - and maybe even the hall to utility - hidden for fun and also to avoid a “loads of doors” look. Could hide them in a run of cabinets for example.
