Has onyone done a shell only extension since the economic crisis? I am in the West Midlands and my builder is charging me £33,000 for a 5.5 x 4 metre shell only (watertight without plumbing, electrics, plastering or flooring) rectangular extension, but I do not know if that is a good price. Any thoughts?
We are having a similar size 35k but includes walls, kitchen installation and floors . Will have separate cost for electrics and plumbing though to add on top.
The quote for the full finish was 40K plus VAT which would be 48K but I just can't stretch that far and we definately need the extra space as a family. We will just use the shell untill we can afford to complete it. We will also try and do the flooring, and some of the plastering and tiling ourselves so just need to pay for plumbing, elextrics and find a secondhand kitchen on FB if we are lucky.
Personally I think you should only do this job when you have the money to finish it. There are economies by doing everything all together, you would only have one lot of disruption and if you do the work in stages it may be the case that mistakes only come to light well after that trade has left (meaning you have no hope of getting them back).
@Jonathan, we did consider waiting until we have all the funds but then we thought when will that be if the cost keeps going up. Sone of the other quotes we received include 52k, 58k, 64k and 78k. We just thought if we can have the space watertight then might as well use it whilst finishing it off bit by bit.
