Is this the best use of space?

This is the first iteration of plans from our architect.

We have 3 kids and would love for them to be able to invite friends over and "flop" and watch TV. There is not a lot of flopping space. Is there anything I'm not thinking of in how we can rethink this? (We would be swinging the couch around and TV would be on wall so far) do I need to just need to just be content with the space (original plan was an 8 foot extension across the back until we saw the quote! This plan is using the footprint of our house).

If anyone has a space this size that wouldn't mind dropping pics so I can visualise it better? I am rubbish at visualising the architect's drawings. The space is 4.1 m by 2.7 m

I deal with a lot of laundry too, especially at times when the kids will bring me a weeks worth of clothing. Where I am we pay electricity at different rates depending on the time of day so if I don't keep it somewhat organized it will start to overflow because weekdays I can only do loads in the evening to save $. One thing I did was to install cabinets with doors above the washer and dryers. I just re-used ones from our kitchen tear out, but you can usually get second hand ones fairly cheap if you are on a budget. This keeps all our laundry washing/dryer needs tucked away. We also have extra batteries and lights stored in there and our first aid and medication in the other cupboard for us and our livestock. We also have a laundry sorter for darks/whites/linens. It looks like you already have a great set up for that with your bins. Not sure how old your kids were, but they can start at a pretty young age at putting clothing in drawers if label the drawers with pictures. I think my kids were about 5 when they started doing it. It wasn't perfect of course, but they would have to put them in the drawers after I folded the clothes. It helps if you don't have clothes that need hanging. My one teenage son still gets all his clothes in drawers because they never seemed to make it on hangers in the closet. I would designate a folding area for the counter above the appliances and the counter above the cabinet as where folded clothes stay until their owner puts them away. I'd also maybe put some hooks or a rod above your laundry sorter. This would allow you to have clothes that are hung put on the hangers until they are put away.

Hi, I have two adjoining rooms at garden level that I want to put a famly bathroom into. I'm not sure how to make best use of the spaces. The first room is roughly 14 ft x 10ft and the 2nd adjoining room is 14ft x 5 ft. I already have the washing machine installed elsewhere. I'm thinking shower/toilet/sink in narrow room& free-standing bath with storage in larger room. Ideas such as a 'garden room' & drying roomhave also crossed my mind. Ideas very welcome!

Hi, I would appreciate some advice. We wish to redesign our kitchen (230x270cm). I've attached a floor plan of our ground floor. The 230cm wall between the kitchen and living area currently has a narrow service hatch (40x100cm). The other 230cm wall has a large window with sink, dishwasher and washing machine beneath. What do you think would make best use of the space: (a) current layout minus service hatch, (b) open up service hatch to ceiling and place banquette in living area (c) knock the wall between living room and kitchen, and close up the current door-way into the kitchen (converting this area to counter space, making it a U shaped kitchen). Hi, We're looking for some design options for a house we are planning to buy. We love the house location but the kitchen \ living area is proving to be a bit of a dilemma. There is a lot of glass in the kitchen area with full length windows to the front and rear which limits the options for layouts. We had a kitchen design prepared but are unsure if this really makes the best use of the space - it includes a corner dining area which while using the space feels a bit cramped for a family of 5. Due to the door position into the kitchen the builders design looks odd as they have placed the kitchen table right in line of sight of the front door so placing the table there seems a no no. We want to have an island in the kitchen ( its plumbed etc for one ) which we can have up to 5 high seats around which is in the design. We would like to have a TV in the room ( again limited places to put one on the walls due to the glass ) and would like some suggestions on layouts there also ( maybe the TV has to go ! ) - without something that completely blocks the access to the rear doors. Any thoughts gratefully received !

I’m not sure you have the space to turn the sofa the other way as you need a decent corridor between dining table and sofa so the sofa would be really close to the wall/tv. It would also close the room off seeing the back of the sofa? You could definitely gain 200mm by moving the island closer to the main run (yesterday’s comment!) and do you need the island so wide as you could gain 300mm there? By eye i think you can reduce the space between island and table slightly too. Is the stove a must or in that location? You could have a sofa (not L shaped) on the left wall with a tv on the bottom wall on a swing arm bracket. Or sofa on the bottom wall with the tv where the stove is (which may work if you reduce gaps elsewhere).

I think i saw you mention going to a kitchen designer. Have you come across OnePlan on here? Karen can design the kitchen and whole space and produce 3D renders so you can get a real feel of the space and she works remotely. The fee is very reasonable too

Minnie- this is really helpful. Talk to me about the stove- where would you move it? I had it there as I’d like to see it from the kitchen originally. Would love to hear thoughts. And we were thinking the tv in that wall by the stove but I actually really like it where you said in the end wall. I’ll look into the brackets you mentioned. Definitely also checking out OnePlan!
